Should I let buyer visit again before exchange?

    The general advice is to do a final viewing just before exchange - as you're buying the house in the condition it is at exchange, so you need to see what that is. So if a seller refused that, I would not exchange. 

    However 4 viewings already is a lot.. its really up to you on how keen you are to keep them happy and avoid them pulling out because you play hard ball, vs how big of a disruption it would be for you. 

    Just musing, but perhaps the 2 weeks is to tie in a viewing for friends with the pre-exchange viewing, and get both aims in one go? 
    Or perhaps its because they're not too keen and expecting you to fit in to their schedule. 

    Personally, I would instruct the agent to explain that you are unable to keep accommodating lots of viewings, particularly because of covid, and at this point the buyer should have most of the info they need. You will do one final viewing, on the day before exchange (or day of or week of), and the buyer should have everyone he needs at that, and then make a final decision on whether to exchange.

    Has he completed his due diligence (other than this proposed viewing)? If so, why can't he (or you) exchange now?

    How many times have you looked at the plans/spoken to the builders etc about your new build? 
    I have visited the development twice and not since the offer was accepted.  

    I'm obviously not going to stop him visiting, but do think 5 times and now bringing friends is excessive.

    5 times is excessive , I'd wait until closer to exchange and only by himself unless one person is an actual builder ."friends" should be discouraged at this time and they can view once after exchange 
  • Another case of complaining because people aren't doing what people want them to do.

    I think its fine tbh. If you're worried about him pulling out, refusing him to see it will probably seal that out one tbh.

    I totally agree that 5 visits, and now another 'with friends' is excessive, especially during covid.
    However, if you think that your buyer will pull out if you refuse, then you'd be daft to do so. 
    I'd probably negotiate on the numbers: one friend only.

    a couple of weeks time coincides with the next relaxation of rules allowing friends to meet indoors from 17th May, maybe that's why as unless the friends are in a bubble with him, he can't be in the same house as them
