Leeds or Wakefield areas--- Looking at Morley & Tingley in Leeds and Stanley or Outwood in Wakefield

Been wanting to move from down south in Luton area to up North near either Leeds or Wakefield, got 2 areas in each are they any good or is there anywhere else that's better......
Wanna be near either the M1 OR A1 so i can get down south easier as still got nephews and a niece down here and friends 
Any advice greatly welcomed  --- I,m getting drawn towards Leeds area mainly

    I live in Morley now, and I'm in the process of buying in Tingley. Morley is lovely, most parts anyway, and it has a great town centre with shops, bars, restaurants. It's close to both the M62 and M1 and you can access Leeds, Wakefield and Bradford easily from there. Same with Tingley, although that's a Wakefield postcode so you'll get a bit more for your money than in Morley which is a Leeds postcode and Tingley is a little closer to the M1, but doesn't have a town centre (but it's easy to get to Morley or Leeds or Wakefield centres from there). Do you have any properties in mind? :)

    04/12/20: Both properties listed for sale
    11/01/21: Offers accepted on both sales & on our joint purchase
    25/01/21: Identity checks completed, solicitors instructed
    27/01/21: Purchase survey & valuation complete, mortgage offer received 
    05/02/21: Reduction agreed on partner's sale (under-valuation) & on purchase. Mortgage offer amended
    08/02/21: Buyers pack returned to solicitor - sellers packs already returned
    26/02/21: Partner's sale contract signed
    10/03/21: Purchase searches all back
    16/03/21: My sale contract signed
    28/03/21: Purchase enquiries satisfied, Title Report & contracts issued, contracts signed & returned
    11/05/21: Still waiting on final enquiry in the adjoining chain to be resolved. Consent to break the chain granted, instruction to move to exchange given.
    17/05/21: All parties agreed to June 3rd for completion
    27/05/21: Exchanged on my sale only

    Hi 
        I’m now thinking of Wakefield areas including Castleford and Pontefract Featherstone 
         I have family still down here so will be travelling down 3 or 4 times a year....
        I am looking at a 2 bedroom house with a garden  as I have a medium sized dog and a driveway for a car..... 
        

  • Friend of mine lives in Tingley, always seemed fairly nice whenever I've visited and house prices aren't as crazy as some parts of North Leeds for sure. Only minor downside is no direct train link into the city centre, but we got an Uber and it was very reasonable, and the buses are well served.

    I'm actually looking at buying in Leeds and Morley is high on my list, it's seen as very up and coming. Pretty decent from what I've seen of it.

    Wakefield is less attractive than Leeds by a long way, out of the two I'd be looking to be more Leeds than Wakefield.

    I lived in Wakefield all my life until we moved to the country 11 years ago.  Wakefield is very up and coming. There are lots of restaurants and music venues. There is also a great park and a theatre as well as the Hepworth Art Gallery and Yorkshire Sculpture Park.  The best areas are Thornes, Sandal, St Johns, Horbury and Ossett.  Lots of good schools too.  2 railway stations with direct trains to London and Leeds . Property prices are on the increase but not quite as high as the good areas of Leeds. (p.s. I was an Estate Agent so I do know all areas well).  Pontefract and Castleford have lower prices but some areas are a bit rough and ready. Good luck

    I live in Middleton in Leeds which is mostly nice. Big park nearby and close to M621 and Leeds City Centre.

    Other areas that are nice are East Ardsley, Robin Hood, Lofthouse and Rothwell which all have close access to the M1.

    I live near Wakefield and moved here because it’s close to the M1.  Like everywhere there are good and bad bits! Agree Horbury, Ossett, Thornes, Sandal, St Johns, Woolley, Newmillerdam and would add Walton, Netherton, Overton, Middlestown (not the Leeds one) and Notton.  You get more for your money towards Barnsley so might be worth looking south of Wakefield.  I don’t know it but Staithes Cross is supposed to be nice.

     I`m hoping to buy a new ish house with 2 bedrooms  and a decent sized enclosed garden for the dog.  I should be getting around 100K  soon hoping this is plenty of money to buy somewhere nice

    Having written for the local newspaper for those areas for ten years, and lived there too, I would personally avoid Featherstone, Ferrybridge and Knottingley. Darrington is nice but a bit out in the sticks, and parts of Pontefract and Castleford are ok, like Glasshoughton, but avoid other parts like Airedale etc. Any of the Five Towns areas you mention are going to be cheaper than places like Morley or Tingley, but they really are worlds apart. I would definitely go visit, drive round the areas in the daytime and evening, see what there is there and if you think you'd enjoy living there, before making any decisions.
