    That whole "leg" just raises my eyebrows. Looking at the location explains it - that blank is existing houses.

    And, yes, it's facing a whole 'nuther development...

    And, yes, that A1M is very close indeed.

    But, for me, it'd be a question of which house type I preferred - 3 and 4 are very different.

    We have done a lot of research on the whole, my partner is an engineer so has a lot of knowledge around flooding etc. It is just the plot location that has us concerned!

    We have seen conflicting information regarding the road and whether or not it will be a through road or a dead end. You can’t hear the A1 from the development and we are looking at the three storey version.

    the big development to the southeast is split between Barratt and Persimmon

    Affordable housing will be for local people with local jobs, so the occupants will be no different to you or anyone else in the neighbourhood.
    To be fair to the OP if you walk around any new build estate you can tell which plots are the affordable plots. They are built to a cheaper spec which is very obvious.
    Generally, affordable plots are the same as any other 2/3/4 bed semis, they are just part ownership or owned by a housing association. 
    Not so. They are built to a cheaper spec and don't include the "bells and whistles" that the private sales plots have.

    They also don't tend to have any of the decorative features that the private sale plots have and have much plainer facades.

    Where the same house type is used for private sale and affordable housing allocations they will have a different specification and different house type construction drawings although most developers have different house types and names for the private sales and affordable housing allocations.

    Pump station. So no screaming kids but the occasional waft of poo.

    There is another developer due to start on the parcel of land to the East of the Strata development before too long.

    Might be worth your wait to see what their prices are like. They tend to do a slightly more up market finish that Strata, Barratts or Persimmon.

    So;

    north-facing garden
    plot 4 could end up with traffic past it all the time (& parking outside it?)

    Do those houses north of it have side windows overlooking the garden?
    150metres from the A1(M) but a long drive to get onto it.
    Lots of new housing being built, so there's going to be a lot more traffic.
    Shops?
    Small school, what if you have children & they don't get into it?
