What do you think to this plot?

After 3 purchases falling through we are going to view a new build tonight as it least it has some certainty of purchase. The only plots available are 3 and 4.

Our concerns are;

- The grey housing (plots 5,6,7) is affordable housing however this is a ‘nice’ development in a nice area with only 53 homes in total

- There is a bigger Barratts development being built next door. It looks like the road outside plot 3 will be joined onto the Barratts estate so it will potentially be a high traffic road. Opposite is the affordable Barratts housing, which we presume will not be as nice as this development. Their driveways will face ours and there are no garages, meaning there could be parked cars everywhere.

What do you think? Would it put you off?

Behind are bigger houses from this development.

    Looks ok, and you have the advantage of the front of the property (plot 4) facing away from the new development so no one looking directly over at yours. Tricky to tell from just a plan but you’ll get a good idea of development when you view.

    There's usually a reason why "the only plots available" are the only plots that nobody's bought yet.

    If that road is going to be the access to the Barratts development then it is going to be a fairly busy road. Couple that with the affordable housing being opposite and to the side of you then it is easy to see why these are the only plots left.

    I personally wouldn't buy either of those plots.

    As someone else has already pointed out, there is a reason they are the only plots left.

    Why would "affordable housing" look any different or be of poorer quality than the rest of the development (unless it is a brush to tar Barrats builds in general) ?

    Affordable housing will be for local people with local jobs, so the occupants will be no different to you or anyone else in the neighbourhood.

    To be fair to the OP if you walk around any new build estate you can tell which plots are the affordable plots. They are built to a cheaper spec which is very obvious.

    Generally, affordable plots are the same as any other 2/3/4 bed semis, they are just part ownership or owned by a housing association.

    The affordable houses on this development are very obvious, they are much smaller and don’t have garages. All of the other houses are detached. They’ve been releasing plots in stages, which could be why they are remaining.

    for more context it is this one.....

    https://strata.co.uk/our-developments/micklefield-lavish/

    Looks like these were the last to be built as google show it as the site stores

    A1(M) looks a bit close?
    What flooding arrangements are there?
    (read the 50 page reports)
    The barratt site has massive underground storage tanks.

    try this link for planning

    the property with these houses on is

    Land 3273 Great North Road Micklefield Leeds

    check out the rest of the sites around on the planning portal(map)

    https://publicaccess.leeds.gov.uk/online-applications/

    According to the one of the plans for the Barratt development  to the south east it won't be through road just a turn around for the bin lorries and access to parking.

    15/01973/FU | Development of 290 Residential Dwellings with open space and associated infrastructure | Land East Of Great North Road Micklefield Leeds

    although the barratt site map does not match the planning map I looked at

    https://www.barratthomes.co.uk/new-homes/west-yorkshire/h613801-drovers-court/

    a later Strata plan suggest there will be a junction.

    All a bit confusing;

    are you saying that the cul-de-sac in front of 1-7 won't be, but that a new road will come off it between 4 & 5 (going downwards on that plan) ?

    or is it just some housing on the other side of the cul-de-sac, & no new road?

    What's happening to the space above plots 1-4?

    Same as Alter-ego, which way is north?
