    We kept the original electrical appliances and gas hob etc. Not removed any walls, no and the windows were fitted when the house was built new in 2008. We have kept everything handed over to us when we bought the house as the previous vendors were first owners. Thanks.

    the house was built new in 2008... the previous vendors were first owners.
    And had they made any changes which would have required consent (any of building control, planning, or because of covenants in the title)?

    This is a good point actually... the only thing I can think of is the solar panels in place. I remember when we bought there was a bit of a delay to get those transferred across but not sure if there's anything that we can do now to help with that?

    I am the middle point of a chain, my house has been sale agreed now for a week.  Three people on the chain, two houses.

    my mortgage off is through on my purchase, and my solicitor has contracts from the vendor.

    but the buyer of my house haven’t had their survey done yet, they are first time buyers so not motivated by stamp duty.

    i have budgeted for the stamp duty.  Will be lovely if I get in before July (I also want to njoy my new home ASAP), but I’m not relying on it.

    my solicitor thinks it is absolutely achievable if all goes according to plan.  So we will see😊
