We’re wanting to put a offer on a property we’ve viewed.
no clue what to write in email. Should it be a formal please pick me 4 page letter? Or just hi we came and want to offer xyz?

The venders had sold in December to developers however they soon learned their extension plans would be rejected so buyers pulled out. EA made clear vendor doesn’t want a repeat of that.
Also in December it was sold for cheaper than now but not sure how much. We really want it so willing to pay asking price of £330k

I’ve always phoned, never emailed. EAs are often pretty rubbish at checking their emails.
I phone and say “We want to make an offer on (address)....” Then when they’ve got their own just say how much and what you want included (e.g. removed from market, to include all carpets and curtains, anything else). Remind the EA you’re a FTB with mortgage sorted etc.There’ll probably be back and forth negotiation and it’d be painful by email (not there and then - they’ll ring and say vendors rejected offer. You say ok let me think. You phone back and offer more. Etc)0 -

It was last sold in Dec 20? If so, it's an alarm for me as dodgy or the buyers want to move ASAP so potential for a deal.
They'll probably only be interested in the offered price and maybe wether your in a chain etc.
Edit: to add just reread your post, i take it the agreed price in Dec was lower but fell through when the developer pulled out.0 -

Like everyone said, just phone the agent and make an offer. No need to write anything. There could be some negotiation so you don't need to write anything down yet. Once you have agreed a price and the offer has been accepted, you instruct solicitors and the EA issues a memorandum of sale. That's the point at which your offer is formally accepted in writing.0

Oh! They also said to send proof of AIP which we have. Just wondered if we send that and it says we can borrow £345k Would they then push us for this?0

If they did then the chances are that the valuation would come back lower anyway0 -
if it's up for 330 and your ftb it's got no chain and they've had 1sale fall through I'd be tempted to start at 315k and see where that gets you1

Are they asking for 'best and final offers' i.e. is there a deadline of Monday to submit an offer? If not then just phone and start below asking.

I am first time buyer and previous sale was also fell through but I liked that house so I put an offer below asking price. It was listed for 340k last year and then reduced to 325k after last buyer pulled out offer as some circumstances might have changed. I had offered 320k first but I then I asked what is best offer to make that to be accepted by owner and then I offered 321k., and accepted1
