  • They made the choice not to have a survey which may or may not have raised the issues they are highlighting now. I would tell them that the property was sold and is no longer your responsibility, and if they have any grievances they should go back to their conveyancer and seek advice the correct way.

    I wish our builder had been round four times to see how the house was going.
    It rather depends on whether the buyers have come to ask for assistance or to complain.

    The problem is you're next door. Very convenient for them to pose questions or complaints. 
  • Your liability for the property pretty much ended on exchange of contracts, certainly ended on completion.

    Just tell them you're sorry to hear that they have any issues but they weren't things you were aware of and it's really not your responsibiity.

    If they persist or become more difficult then you may need to involve the police.

    Buyers fault that he did not ask for a guarantee. We would never buy a new build/self build property from someone with no guarantee.

    You said you came to blows. Hopefully this will keep him away from your door but there is a chance he has contacted the police who may be at your door.

    Easier said than done in a situ like yours, but a sorry, sold as seen would have been easier.

    How often would you expect a new self build to have a guarantee? 
    30th June 2021 completely debt free…. Downsized, reduced working hours and living the dream.
  • Hi all, thanks for all the replies!

    When we sold the house everything was in order, we were honest on the sale paperwork and indeed it does have over 8 years warranty remaining. Everything was checked/signed off as required too. He is basically complaining as the original roofer has told him he'll come out three times, and failed to show each time! I think he fails to understand he needs to go via the warranty issuer?

    To clarify; when I said 'come to blows'; it was little more than a socially distanced refusal on my part to have anything to do with his complaint, let alone offer to pay at least half of the repair cost!

    Unfortunately, your buyer is clearly a deluded idiot, and nobody can legislate for that. Just refuse to answer the door if he calls again.
