New build plot choices

We are possibly going to reserve a house at this site below. We are after the ones with 4 parking spaces really plot 35, 78, 79. Sun in garden is important as is not being hugely overlooked.Which one would you go for?

    Probably 79. Depends whats in that white area though.

    I'd avoid the edge of the development unless it's already built on for the security of avoiding a change in outlook.

    79 will get full morning sun, then disappearing behind the garage as the day goes on.  The front garden will get evening sun.

    78 will get afternoon / evening sun, but restricted by the shadow of its garage.  The top right-hand corner of the garden may get sunshine all day, depending on the height of fences/neighbouring houses.

    35 is shielding its garden from sun most of the day.

    My preference would be for 79, but I would want to know what's going on / planned beyond the end of the garden.

    78, 79 are on the dev's borders.
    What's the other side of those borders?
    What's that corner area of the dev?

    35 is on a junction, and shares a driveway with 34.
    What happens if the big green over the road gets "adopted" by kids hanging around...?

    Similarly 78 has a pathway going past it which could be open to all sorts of issues over time. I wouldn't like to buy what appears to be a reasonably sized house and have people walking past the house and garden at any time of day or night.

    79 IMO looks best but it does depend what is going on behind it and also in the area next to it. Like Adrian says, if that's a green area/play area you might get issues with that.

    Wouldn't fancy 35 on that corner. Looks like you'll get all traffic for the entire estate.

    Will prob get shot for asking, but where's the social housing going to be?

    Is there further building/development planned in the white areas?

    Would probably choose 79 as wouldn't want a path running down the side of my house (if I'm reading that plan right).

    SUDS will be the outlet and pond for the surface water drainage.

    Thanks everyone.  79 backs onto very long gardens on an established road so seems okay to us. The SUDS is the drainage pond thing. Hadnt thought about the path to be fair. Thanks.

    Not sure I'd go for any of those, but if I had to pick then 79.

    35 - has a shared drive with the next door neighbour - seen too many fallouts over cars being parked too far over and I care about my cars too much to risk next having next door's kids open their door into mine.

    78 - the footpath would put me off, as would directly overlooking a house at the rear.  

    79 - better aspect for the garden - but only if I already know what is over the back fence.  If it's not already built  I wouldn't risk it.

    Both 78 and 79 are very near the balancing pond / surface water drainage area, these can be finished lovely and be very attractive, but often are left ugly and neglected, and can have stagnant water if not properly designed and then you have smell and insects.  I wouldn't take the risk with a new build as you have no idea how it will end up. 
  • Congratulations i think you have created the first thread in MSE history where everyone is in agreement - plot 79 is the best choice.
