New build garden dilemma

    I would be very careful about buying because of the view. This looks like prime area around for more development. 

    As for garden, the direction is not a myth. It's your own house that will shade a north facing garden for much of the day, especially outside summer when the sun is lower in the sky. Every house is a compromise though; it just depends on the premium you place on having a sunny garden. Every time this comes up here it's the same discussion: for some it matters and for others it does not... And everything in between.

    Hello all

    We are currently looking at a new build development we know the builders quality etc, but we are unsure about which plot because of the gardens.

    Basically it's a perfect location and area.
    Plot 27&28 looks to me that they will be north east facing gardens, the same as 30 & 34.

    Although 27&28 and 30&34 have nothing at the front, so the front of the house will get the sun alot.  The views are good too from those plots.

    Plots 39&42 have better gardens but aren't going to be ready for another 1.5 years.

    Any advice please on direction of the garden's and if we will get any sun at all in the summer?

    We have just moved in to a new build which has a similar direction garden as 27. I am very pleasantly surprised. So we have sun in the garden until about 4:30 at the moment - it has been spreading over more of it as each day goes past so we are expecting by the summer we will have even more!

    27 and 28 have the same direction garden as us. We have full sun all morning (you would too once the sun was above your fence - there's no buildings to shade you to the east - we only have a 3' wall so no shade). From around noon, the shadow of the house starts slowly moving from the house to the back of the garden. So, the bit nearest the house goes into shade first. The back edge of the garden keeps the sun till around 5pm in June. Right now it has it until around 4pm. Our garden isn't very deep so you should be similar. 

    Ours is a new-build and we didn't think through their plan for the garden - the patio is against the back of the house so goes into shade early. If we re-landscape the garden one day we'll have a patio/seating area at the back of the garden instead.

    4 and 5 are the same design of house as 39 and 42 that you're looking at, but have the best gardens of that house type - have they sold?

    Exactly my thought. The three fields to the NW have already been developed, with one development already "round the corner" on the main road.

    The golf course that forms most of the land to the W is ripe for sale as development land, which leaves that one field SSE of the plots.

    We've just moved into a new build house with a Northeast facing garden similar to plot 27. I'll be honest, I had some sleepless nights before moving in that the garden would always be dark and dingy. 

    I've been pleasantly surprised so far. We currently get sun on our patio attached to the house until around 1pm then the shadow progressively moves back. We get sun at the back of the garden until about 4.30-5pm before the whole garden then becomes shaded. I'm hoping that gets later in summer, but not sure it will change massively. We stay in Scotland.

    We're going to build decking along the back fence as this is where the sun stays the longest. I would say plot 30 would be your best bet as it looks a bigger sized garden and has nothing blocking you to the west which means you may get some late afternoon/evening sun in the height of summer. 

    The garden definitely isn't as bad as I imagined, but it will be annoying in summer if we lose the sun late afternoon when finishing work and wanting a BBQ. That being said, it doesn't make me love the house any less and given that we stay in Scotland, I'm guessing the days we miss out on late afternoon/evening sun will be limited!

    My choice would be Plot 30.
    Pros:
    Biggest rear garden and it is mostly square in shape. (P34 rear garden looks tiny)
    Better privacy than 27 and 28,
    Probably the best amount of sun throughout the day. 
    Garage access from front of the house. (34 is from the rear. 27 and 28 don't appear to have a garage)
    Closer to visitor parking. Closer to the road access to the area so less chance of people blocking you in/out 

    Cons:
    Less privacy than 34
    Single driveway (long and thin) whilst the other three appear to have double driveways.
    Little bit more traffic in front of your house and to the side of your house than the other three

    Also, P34 colour code indicates this is an affordable house (shared ownership? Social housing?), so may not be available for you to purchase.

    Using the app "Sun's path", this is where the sun will be at different times of day. Red summer, blue winter, yellow today.  If you install the app, when you open it and point it at the sky, it'll show this information as augmented reality so you can trace where in the sky the sun is through the day compared to obstructions like trees and other buildings.  I used it in order to decide the north-facing garden of my new house would get plenty of uninterrupted sun.
