New build garden dilemma

Hello all
We are currently looking at a new build development we know the builders quality etc, but we are unsure about which plot because of the gardens.
Basically it's a perfect location and area.
Plot 27&28 looks to me that they will be north east facing gardens, the same as 30 & 34.
Although 27&28 and 30&34 have nothing at the front, so the front of the house will get the sun alot. The views are good too from those plots.
Plots 39&42 have better gardens but aren't going to be ready for another 1.5 years.
Any advice please on direction of the garden's and if we will get any sun at all in the summer?

Best thing you can do, get to the site and see at different points in the day what the sun level looks like. If you're buying off plan, then best guess.1

This is good for working out how much sun.Having a north facing garden doesn’t mean you won’t get any sun during the summer. But you generally won’t get much sun during the months when the sun is lower (if we have any!).
Also you get the shade from the house so the sun ‘moves’ down the garden as the day goes on.If you’re not a sun worshiper I don’t think it makes much difference. Especially if you have nice views at the front and looks like you would be able to maybe put a bench or something out the front of those houses.1 -
Instincts tell me plot 34 due to not having any houses backing onto my garden plus no one one side is a plus.1

In terms of sun my educated guess would be plot 30 is best of the ones available sooner. Bigger garden so you should get it at the back of the garden and there’s no house to the left blocking out the later afternoon/evening sun. It’s similar to my garden.
34 I like because of privacy and being at the end tho.
id be surprised if you ever got sun directly on the back of the house but it doesn’t particularly bother me as long as I have a sunny patch.0 -

Personally I think the direction that a garden faces is less important than how overlooked it is and how likely it is to be affected by plants and trees in neighbouring gardens.From the plan it looks to me as if 27 and 30 should have good sun at the end of the garden and shouldn’t be shaded by whatever your new neighbours decide to plant. Yes, the bit of rear garden nearest the house will be shady but the front will be full of sunshine.1

So plot 27 should hopefully get sun at the rear of the garden?
The site is due to be built within the red lines.

Check local plan and planning for the other fields.
The bit attached to the golf course is probably safe from future development.

Access of private drives would put me right off.
Plot 34 looks an odd arrangement with garage and parking at the rear accessed of another street to the front.0
