    Various hotel chains are currently offering rooms very cheaply due to the pandemic, even some of the ones normally charging premium prices for last minute bookings are virtually giving the rooms away next week.

    There has possibly never been a better time in history to base yourself as cheaply in the area you are looking to purchase in for several days at a time.

    If nothing else, having an overnight hotel room could reduce the stress of early morning starts and doing the whole return journey in one day.

    (assuming there is no medical condition precluding overnight hotel stays)

    Third Anniversary 10 Posts
    House we have at moment, does have utility room / downstairs toilet. This next property is for last move. Except if unlucky to care home. Yes we have criteria . But are flexible. Last week in the area we are looking for , there were 12 newly listed properties that we considered. Only two were  near our criteria. Both gone when phoning. Others , would need lot of work done. For instance checking one out looked like was acceptable. Then saw note on advert saying back boiler had been condemned. Requires replacement boiler. This back boiler is in fire place . New pipework and place to put. At our ages , do not want major works being done etc.

    Have you viewed a lot of properties and not bid?  Estate agents maybe don’t think you are serious.

    when my house went on the market they lined up unsuccessful bidders from similar houses.  They new they would like my house and would probably bid.

    you need to stress you are ready to go, are sale agreed and have your financials in place.

    stress distance is no problem- could you do virtual viewings?

    But you are not going to be doing it. Moving a boiler is standard fare for a plumber, often moved to  free up space. No more than a couple of days work.  It will cost a bit more but that is all
    I did enquire about doing this. As plumber could not go and view. Rough quote was starting at £3000. This due to be removal of old boiler in fire place . Block off fireplace / fit new mantle piece. Cap off pipe work. Then fit new system . Depending on type of boiler being fitted / system etc. Hopefully there may be some heating engineers on here to give their opinions for this ?

    Having been there, done that 3 years ago, with complete renewal of all pipe work and rads it cost £3700 and 4.5 days. 10 year warranty on a combi boiler replacing a back boiler that need removing and repairing.

    Problem is, they want a property with specifics such as an integrated washing machine in the kitchen, won’t/can’t travel at short notice and expects the houses to still be there to view a week or 2 later when they’re ready.

    Many on here have given excellent advice but it’s virtually all been ignored.

    Unfortunately, they don’t seem to live in the real world and until they realise this, they won’t be successful at buying anywhere.
