Properties sold, before able to view

We have sold subject to STC. Looking to move / downsize . Area we are looking to move is around 3.5 hours drive from where we are now.
Registered with EA’s in area and also on right move for updates of properties. 
Due to OH having to go to hospital some weeks , fitting in viewings can be a problem. 
We are finding that shortlisting to view on a Sunday or before , to view the next week . Properties are when phoning EA’s sold . 
Any suggestions how to get around this ?

    Are you able to stay (B&B/AirBnB) a few days in the area you want to buy, perhaps Thursday to Sunday then you are there when anything is listed for you to view immediately or at least on the Saturday when most viewings take place?

    Move into rented in the area, then be more flexible in your viewing times.

    When you were selling, would you insist on holding off until somebody from out of the area had managed to fit a visit in to view? Or would you just go with the viewers you had, and the offers they placed?

    We have found that most new listings go online or we are notified either Monday night or Tuesday morning. The EA’s in area do not appear to open on Sundays. Yet if we contact on for instance Tuesday. We get message back either in afternoon or Wednesday morning to say property sold. This happens with different EA’s . Have been notified of more than one property , by email / right move. Called and found sold.

    That's because the EA are calling people, probably the previous week, maybe even earlier - before all the details are finalised for the ad to go live.

    They've got the instruction, but maybe the photographer hasn't visited yet, or the EPC or floorplan aren't in.

    They're phoning round the people they KNOW are in the market, and saying "We've got a new instruction, <brief outline>, might you be interested? Great. See you there this afternoon?"

    You want to be one of the people they phone. Then you want to be in a position to view immediately.

    As a seller, just think how delighted you'd be with that.
    As a buyer who's waiting for RM, and can't just drop everything... Sorry, you missed out.

    Unfair? No, not really. Just a proactive EA doing what they're paid to do - sell the property quickly...
    Besides, did anybody ever promise you life was fair? They lied.
    Our house is sold to first time buyer. So no chain. EA’s have our details, yet no calls . If EA’s called . May be possible to view the next day. I agree life is not fair. Would ask how to get on phone or notification list with EA’s ?

    Yes , checked with our own EA  and viewing EA before traveling. Travel is allowed any distance . Within government guidelines. One of which is buying and selling property. We try to book a few viewings in one day and do not stay overnight. Leave early morning and travel home same day.

    If that's the genuine purpose for the journey (and you're not just looking for an excuse for a weekend away...) then yes, generally everything associated with moving house is permitted.

  • Our EA had arranged 2 viewings the day after we signed the contract, we had accepted an offer before the listing even went on the EAs website.

    Im going to guess that the EA isn't calling you because they know your 3.5 hours away and have local buyers on their books as well. As others have suggested, try and get yourself in the area for a couple of days and make this clear to the EA.
