DIY conveyance for a domestic garage

Hi,  Does anyone have advice on DIY conveyancing for a single car garage I have bought?

It is realatively low in value and has no services/electric. If ever a DIY approach to this is worth a go, it might be on this....

What are the risks if i do it myself?

Do I need any searches at all? If so, which?

Are the Land registry forms and process straight forward?

Any one attempted this before on here?

Advice would be welcomed.

    If so, on its own title, or part of another one?
    If a larger title, is there a mortgage involved?

    1/ Registered? as in land registry?
    2/ Own title as far as I know
    3/ No mortgage.

    1. Yes.
    2. OK, so it's just a title transfer, not splitting one.
    3. That removes one complication.

    It's eminently doable... The question is, are you up to it? There's plenty of information on DIY conveyancing out there. It's just some forms... What could possibly go wrong?

    Can you pay £3 and download the title for the garage from Land Registry?  Then that would answer whether or not it has its own title, rather than being part of a bigger title.  It would also tell you whether the garage is freehold or leasehold.  Is there a charge on the title?

    Can you give more details about the location of the garage, i.e. in a block, on its own land, attached to a property etc?

    I've stopped DIY conveyancing. I used to do it quite a lot, but now I employ a solicitor. When I did it, I used a book called The Conveyancing Fraud, but sadly the author died, and it's no longer up to date.

    If you are going to DIY it, you need to buy a suitable book, and there's a bit of a learning curve. 
    No reliance should be placed on the above! Absolutely none, do you hear?

    Thank you. It is within a block of garages.

    OK, as it's "only"  a garage is it still worth doing some/any searches as well as the TR1 or TR2?
