House Viewings Gone Stale - Opinions Please

    This is what bungalows are doing now.

    its a little different area as I have pulled in some more of the coast

    The numbers are saying there is no bungalow action above £250k
    How much is the bungalow market driven by retirees?

    using the same draw are an including everything

    0-max 291/274 increase 17/6

    There are 14 in the SSTC to look at and compare 250-300


    This looks like the one your agent used for comparison that's on an impressive slope and in a similar areas only .

    Just noticed even streetview likes the bus at the the bus stop  2009 has 2

    Also the electricity substation behind the wall will put some off
    How much noise from the elevated road 200m the back windows have no line of sight obstacles

    Being a "quirky" house means that there are quite a number of unusual/niche features and that may be the problem - you need someone who likes enough of those features that they will compromise on others, and that does limit your market considerably.

    I really like the house. I like it that no space has been wasted on a porch or hallway. So, that all suits. But, I am definitely in a minority on that.

     I also like the single big room downstairs, but others won’t.

    The paint colour? I like it, but it would not put me off if I didn’t.  Others may not see past all the grey.

    No downstairs loo is definitely a drawback, but not a dealbreaker.

    I would not buy your house, though, because of the main road outside. There’s nothing you can do about that, of course. And, indeed, you don’t need me as a buyer. You just have to wait for someone who doesn’t mind the location.

    The problem is that all these quirks and drawbacks add up, so your pool of potential buyers may be really small. 

    You seem content to bide your time, and maybe a buyer will come along. Obviously, reducing the price will induce people to overlook some of the drawbacks. 

    I would not worry about justifying your asking price against what you paid. Certainly not on this forum, but it may reduce your pool of buyers still further if they worry that they won’t get a mortgage.

    Hi,

    I think your house is lovely.  Some of it is not to my taste though.

    • I love the kitchen, but it is a galley style and that's what I have now and hate the lack of space it creates (other people might love galley kitchens though).
    • The downstairs room does look too full of furniture.
    • The front door opening straight into the lounge isn't for me. 
    • From the first picture, I did think your main entrance was through the back garden. (It's not is it?)
    • I don't like the walls surrounding the garden, it makes me think of a prison courtyard unfortunately. 
    • Yes, the bathroom arrangement does seem a bit odd.
    • The bus in picture 1 that other people have pointed out. 
    • Picture 17 doesn't really benefit the listing at all. 
    From the outside it reminds me of an old school house with the garden running round the side like that.

    I appreciate it looks like we are open to the Main Road, but the house is completely enclosed from it, and the drive actually leads out onto the cul-de-sac.  Without seeing the property in the flesh, its difficult to argue this point.

    As you say, we just need to bide our time and accept that our house isn't everyone's cup of tea, but i'm sure there will be someone out there who loves it as much as we do

    Personally i would view the house if it was in an area i was looking to buy in. 

    Like with all houses there are positives and negatives and i actually don't mind the outside and like the idea of having walls instead of a fence. But what i do find strange is how you have to walk through the bathroom to get into the master bedroom and also there is no door at all between the bedroom and bathroom. I can see why you did this to get a bigger bathroom but personally i wouldn't have but i am interested why you decided you didn't want a door between the bedroom and bathroom?.

    How your house is laid out and decorated now I know  is personal taste but you should dress the house to appeal to potential buyers. Everywhere looks a little cold as you obviously prefer blinds to curtains but you are in a minority similarly there is little colour in many rooms or the garden. I know it is colder up North and spring is later but your pictures would sing a bit more if you injected some trellis and climbing plants to the walls in the garden. Mature plants are expensive but can be transported if you leave them  tn pots and you could paint the shed, The chidrens rooms look a bit messy particularly with no door on the wardrobe. Stick a colourful abric up there. It is quirky going through ensuite to master but you ould describe it as a Jack and Jill as available to remainder of household without going through bedroom. Spending less than 1% of selling price would go a long way in making it more appealing.

    I think it is definite agreement that the choice of outside pictures could be improved - to show the parking and minimise the wall.  I wonder if you can get a nice shot from outside looking over the wall?  Out of an upper window?

    If I had that house and didn't need all the bedrooms I would look into putting a door between the master bedroom and the bedroom nextdoor to make access not through the bathroom and turn that small bedroom into a study.

    Can I ask one more question. It seems quite a big point to me.

    It's about the fourth bedroom in the attic. It's shown as bedroom four on the floor plan. Yet, the description says three bedroom. What's going on? It's not usual for EAs to forget a bedroom. OTOH, it may not have BR and PP for that use. Perhaps it is 'attic boarded and carpeted' or playroom?
