    It will be up to you to remove the shed and sort out the skip for it or drive it to the tip. Removing old water tank and replacing with combi is something we did as well, it cost around £4.5k. We also replaced the old shed, old fence and decking as it all was rotten. We didn't have the audacity to ask the vendor to remove it all.

    Leaving a shed is normal.  I wouldn’t reduce my offer by £300 over this, the seller is being reasonable in saying no.

    If you aren’t able to break it down yourself, it is an easy job that I am sure a friend wouldn’t mind doing for you.  I am female and 5 foot nothing and I dismantled my shed last summer.  Threw the bits in the car, it took A few runs but I got it to the dump.  Wasn’t a big job at all.

    I replaced my heating and am saving 25% of my gas which at present is about £100 a year saving.
    It cost £6000 plus so it will take 60 years to recoup the cost.
    So yes it will save some money in the long run.

    Sell the shed on Facebook marketplace, buyer to dismantle.  We “rehired 2 old sheds this way and got some money towards a new log cabin as a replacement.  

    I also replaced a 10 year old floor standing boiler with a new combi boiler, and we are saving perhaps £300 per year.  We also had 4 new radiators and resisted the boiler from under the stairs to the old airing cupboard for £4000 including vat.  As important to the money saving, the heat is on for longer, the house is warmer and the hot water never runs out.  

    Suggest you look at one of the many check a trade type websites, or a local community Facebook group to get recommendations for local gas fitters.  You could also use the same to find a kitchen fitter.  Some of the diy stores and kitchen suppliers have an online self design service so you can get quotes from that.

    A skip is going to cost a lot less than £300, an hour or 2 work and you are done
    Really? I just paid £280 to hire an 8 yard skip and that's pretty standard in my area...

    What David28 is saying is don't get suckered by possibly mythical savings promised by an EPC.

    HobgoblinBT's more promising figures still equate to no breakeven for 13.3 years - 3.3 years longer than the boiler they junked.  Is anyone here confident a modern boiler will have greater longevity than an old one?

    Your buying your first home which is really exciting and also expensive.
    The number of bills and costs that roll in when you first move in can come as a shock.
    So take your time and deal with one issue at a time !
    Council tax, TV licence, home insurance both buildings and contents, setting up Gas, Electric, water, home phone/broadband. Never mind new furniture, beds, fridge freezer, washer/dryer, etc.
    So see how you go with heating system in the property and the old shed.
    Get quotes for a combi boiler system but for now maybe have it serviced for the time being

    Offer the old shed free on freecycle. "Buyer removes"  then put up your new shed.
    No need to make things complicated or nasty.
