Remove the shed

Hi guys, 
Hope everyone has a nice Easter.
I am in the process of buying my first house. Really excited  :D The house that I am buying has a really old shed and we would like to ask the vendor to remove it or demolish it, I've asked the estate agent to ask but he refused to do it (he said it will be left upon completion as agreed, but I have not agreed to that). Is the shed belong to fitting and cannot be removed? Do I have the right to ask them to remove it?  Because we are planning to build a new shed and I've got a looked online to see estimate price to remove or demolish the shed is around £300 or more (which quite expensive).  Also, this house has a hot water tank, we would like to replace that with a combi condensing boiler, have any of you done that and any advice or recommendations about whether should I get it done, if yes which company will provide the best price. Also, we would like to refurbish the kitchen, where will be the best to get it done? I have some in mind like Ikea, Kitchenwren, B&Q, Wickes, etc.

    You always have the right to ask, but they can always say no.  It is a negotiation so you can demand it is removed or drop your offer by £300.  And equally they can say no and that they do not accept a lower offer.  I would normally expect a shed to stay.

    You have my sympathy as the house we just bought has a very large, old shed which is falling apart, and yes it will be expensive to have removed  :(

    A skip is going to cost a lot less than £300, an hour or 2 work and you are done

    Thank for the advice guys. You guys might think that silly but as I and my mom won't be able to do it ourselves, nobody could help us, so definitely I'll need to hire someone to do that, I've asked around for quotes and they told me it would cost around that much to demolish and remove.

    Why can't you break up an old shed ?
    Pop into Wilko, Home and Bargains, B&M or any local discount store and buy yourself a hammer, screwdriver, or even a tool box with items in it.
    YouTube videos show you most things.
    Break up the shed and take it to the tip

    If the shed stays, you'll need to make sure it is empty.

    Any particular reason why?

    If the existing system works and isn't grossly inefficient then I'd be inclined to keep it until it is closer to end of life.

    Some of the money saved by delaying the replacement could be used to deal with the shed.

    But I would go with silvercar's suggestion - many people see value in (and will happily take) what other people think is useless junk.
