Of course they should pay all your costs. They should also pay you a fee that is reflects the uplift in the value of their property once the works are completed.
So I looked at this but read it could be contested as it's a space demised to the lease. Unlike where the freeholder owns the roof and is responsible etc.

If the freeholder was responsible for the roof for example then they would seemingly be entitled to up to 50% of any increase in value and therefore most request a payment of x in advance to make do instead of waiting for a sale.

I'm not so sure that it would be deemed reasonable when already demised to the lease. But it could be an expensive mistake. OP your solicitor can advise you on this.

Agree with this. Although it's probably still possible to charge a premium it depends a lot on what they intend to do. If they are not disturbing the freeholder's structure at all, then I would expect this to be very contestable. If they are, that's a different matter.

Isn't it an overstep to be asking for this in a share of freehold prior to exchanging contracts? What can the other freeholder approve if there are no details about the scope of work, timeframes etc. And even if he says yeah, will the other freeholder not have to approve the works formally when there is a proper request?

Quite frankly I am fed up with the solicitors, buyers ready to tell everyone to go home.

You've resurrected a thread from over 5 years ago, which is only likely to cause confusion. Please stick to the thread you already have with your own query.
