Deeds - how long are they taking?

    Completed 8th of January on freehold house with no complications in the title and still waiting.
    In this day and age where everything is digital and you don't see your bank, solicitor or anyone other than the estate agent, it makes me nervous waiting so long as I am always thinking what if this all is a scam. I know I am a little paranoid and old fashioned but would be nice to have a few pieces of paper with an official stamp on it from time to time.

    Thing is, there is no "Official stamp". The document you receive is the same document anyone can go on the Land Registry website and obtain.

    I think too many people think that their "Deeds" are some mystical document that will span hundreds of years which needs locked away for safe keeping, when in reality it's two or three pages long with nothing more than your name, the lenders details and a list of covenants if applicable.

    I managed to find out the Land Registry had started processing my case and had come back to my solicitors with a requisition, which I think they ignored/didn't inform me about for the past two weeks (the solicitors have been terrible so far). They told me yesterday they have replied to the requisition. If there are no further questions how long does it usually take to process from here? The title is HP423217 is that helps.

    Many thanks - so they lodged 2nd Feb which looks like the same as date of completion. They didn’t ask us to expedite it but it was processed 16 March. It was incomplete so we asked for more which they’ve submitted on 30 March. It’s waiting to be reconsidered. 
    I’ll flag it with colleagues to see if it’s now in order

    @Land_Registry Thank you for this information, you've been incredibly helpful. It confirms the solicitors didn't respond to the requisition for two weeks, as I suspected. They blamed the LR, saying it was a delay due to Covid... To be honest I just want it sorted so I can move on to the next stage, if you could please flag it that would be very much appreciated. 
  • It depends on your solicitor to an extent but in the past it was a few weeks - LR website updates about at 3 months so i can't see why it should take a lot longer than that.

    It's been confirmed by my solicitor that I'm not off the deeds. @Land_Registry thank you so much for your help.
