Estate agents

We have been looking to buy a house for over a year. We sold our previous property in March 2020. We have had 2 sales fall through (vendors decided not to proceed due to their change in circumstances). We have been surprised by just how poor some estate agents are! I feel as if they are truly taking full advantage of the boom in sales, whilst offering a suboptimal service (because they can get away with it). We have finally found a house (not 100% perfect but accept the need to compromise). House was advertised as having hot tub, plus photos of hot tub. We have offered full asking price with hot tub, but estate agents now saying hot tub is not included, and have altered the description on right move. Has anyone else had a similar experience? I realise this is not important in the big scheme of things. But can’t help feeling that we are being “victims “ of house buying frenzy?

    I'm no expert, but are hot tubs easy to remove and relocate?
    Are they really going to take it with them? Or are they just trying to get you pay a bit extra to keep it..........?

    As above, it's unlikely to be the estate agents fault. Either the seller has changed their mind about including the hot tub, or the seller failed to check the property details properly and didn't tell the estate agent to remove the details of the hot tub.

    also maybe I’m a bit creeped out by the idea of sitting in someone else’s hot tub that you know has had dead bugs in and other peoples bodily fluids?

    Our sellers took their hot tub (and pergola) with them despite that being a major feature of the back yard.  
    We were happy to let them do that (see comment above).  It is a commitment in both time and money we didn’t want anyway.  
    It’s about negotiating what you/they will put in the legal offer before you sign on the dotted line.  We had a great lawyer and used this to negotiate other things we wanted them to leave. So happy with the result.
  • How far down the line did they tell you the hottub was not included?. There was the summerhouse sadness thread a few weeks ago where the sellers decided they were not going to include the summerhouse late on in the process - the buyer held firm and refused to pay the price they originally offered and got the summerhouse to stay.

    I once had an accepted offer on a house & then told fitted wardrobes would not be included! Told ea my offer was made on basis of the wardrobes being part of the deal & I wasn't interested if not. Vendor then agreed they would stay. A few years later, on another property I was buying, I was told sturdy garden shed was no longer to be included & when I asked why they had let surveyor include shed in his inspection, they then back-peddled & said shed would stay.

    Vendors are given draught details of their property prior to listing & if there are any errors regarding what items form part of sale then the vendor should notify ea before details go live. The ea can only go by what vendors tell them is included.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    There's some holiday accommodation units near us who've just installed sexponds outside each of the units.

    I wonder whether they'll empty and refill between each let?

    You mean like a toilet / shower / bath / sink?
    I’ve never sat in my sink, am I missing out?
