As other have said, you definitely need to get to know the agents and let them know what you’re looking for.I’m about to sell a property and photos are being taken on Tuesday ready to go on Rightmove, but I also have a viewing on Monday which is someone who’s registered with the EA. They may put an offer in before it even goes live on Rightmove. You need to try and be that person!3

EA’s like to list sold properties as it helps show they have sold properties to people wondering who to list with.
I was with an EA and regularly talking to them. I mentioned a road I was most interested in. A few months later a house exactly that I wanted down that road came up straight away as sold STC. I wasn’t even made aware.
When I asked about it they were sheepish and said they would get back to me as to why I wasn’t informed, they never did. I suppose the EAs couldn’t care a less who they sell to as long as they sell it, and anything could explain why I wasn’t contacted such as forgot, a neighbour or friend bought it, someone happened to be sitting in the EA office when the call came in about selling etc etc.1 -
EA's will be your best friend if they think can get a sale/purchase out of you. Once that moment passes you are soon forgotten.Nothing is foolproof to a talented fool.0

You need to get pally with the local EAs.
Once restrictions are over, wander in occasionally to say hi and to ask about what might be coming up. Get on first name terms with them. Be the first person they think of when they go and value a new propertyGather ye rosebuds while ye may1 -
Some years ago. We agreed to sell through an Estate Agent on a Saturday morning around 9.30. By 12.30 we had had 3 viewings. By 2 o'clock the house was sold.1

As has been said, they send out "draft" details prior to getting all the ducks properly in a row, to people they know are serious buyers for that type of property. If you're in a fast-moving area, you need to be on that list, not waiting for RM.0 -
It really is ridiculous atm. We've been looking for a property since october 2020 , only viewed 5.
There's just NO stock out there. There are certain ones that have been hanging around for months but no good for us.
But why on earth do people rush, ( ok no stamp duty) but why would you put an offer on if you've only viewed it once or not at all, I don't care, no ones going to rush me into making the biggest purchase of my life, stamp duty or no stamp duty.
