I have registered with all the local agents but they send me trash upon more trash 1
Why do the agents internet list already sold properties ?

Have you directly spoken to your local EA stating your position, cash buyer or have you just registered your interest via their websites? You need them on your side and you may find you then get lucky with a heads up on a suitable property before it hits the market.

We were given the heads up about a property from an EA and given the opportunity to view before it went online, we viewed and offered that night, but it still went online and then was marked SSTC once we had checked out.Bottom line is get pally with the EA and in time they will know what you’re after. We had been in the market for about 3 months at this stage and had viewed a few with this EA.1

Yes it seems a bit weird as not everyone gets an equal chance. I think the law will change to stop such behaviour - why put it on Rightmove at all?0

Being a Saturday, it may have had a few viewings and an offer was made and accepted there and then.Have you registered with the agents covering the area you are looking to buy? As a cash buyer you are in a good position. I think you can also get alerts set up on Rightmove for listings which fit your search criteria.0

We have been browsing the market in 2 areas. There is very little available stock. Things that have been on years are now sold. In our preferred area in a 5mile radius from home, there are 4 houses in our bracket. None our suitable. A good option came on the market, we heard before it hit Rightmove. It had 11 viewings on one Saturday and 9 offers (including ours). It went for over 100k over the asking price.1

If you've lost out on an attractive place(s) as it's already SSTC, make the EA aware that you are interested should it fall through - as some will, and they'll no doubt be keen to get someone else on board pdq.

It's nice to try, but you'll never make property purchasing entirely fair.About 15 years ago we were looking for something specific and rare on a less accessible internet than nowadays. One Saturday morning the property we wanted appeared, but it was very hard to spot, since there was only a single picture and that had been taken from behind a tree! By the time I spotted the advert the agent was already closed, so we took a ride out and found the house. The location was bang-on for our business and the price seemed very reasonable, but because of the way the 'marketing' had been done, we smelled a rat.Sure enough, an enquiry on Monday morning revealed the property was already SSTC. Enquiries locally showed us it was a likely a probate sale. The trail ended there.Roll forward a few months and in a casual conversation a relative spoke of a property her boss was gutting and her work overseeing trades persons, which was not her usual job. It turned out to be THE property. Her boss? A local solicitor.0
