Areas along the Airedale line are popular for commuters to Leeds.

Apperley Bridge, Shipley, Saltaire, Bingley through to Skipton.

Thanks for your replies so far. I would say our budget is upto around £250k, and I would say I’ll be commuting probably twice a week at minimum into the city post Covid. I have wondered whether there is any other areas out of Leeds to consider, towards the nicer villages of Wakefield (Stanley etc). Does anyone commute in from outside of Leeds?
I live in north Wakefield and travel in to south Leeds (or I did before covid), it's about 10 mins from where I work into the centre. You definitely get more for your money in Wakefield. Stanley, Wrenthorpe, Outwood, Lofthouse, St Johns are all nice places round me with an easy travel into Leeds either on Leeds Road A61 or straight on to the M1 J41. There's a new park and ride being built just off the M621 J7 (you stay on the M1 and it turns into the M621, M1 goes off to the left if that makes sense. It's the same road, if that makes more sense!) which would take you into the centre of Leeds if you didn't want to drive in.

Highly recommend Yeadon (or Rawdon/Guiseley). It’s ~9miles from Leeds. Driving took me anywhere from 25mins outside rush hour, to 50mins in rush hour. There’s the train from guiseley too. Yeadon is close to the airport so choosing where would be a consideration. You will find houses sub 250k as long as semi is fine, very rarely a detached will appear eg cricketers green that’s been in the ~250 range. You can even walk through fields/paths from Yeadon or Guiseley to Otley Chevin in ~30-45mins give or take. Have a pub lunch, have a wander around the chevin and return home.
    Horsforth is nice as well.

Do you find any particular issues with Yeadon because I know it’s very close to the airport!

2-3 bed semi would be good, with a reasonably sized garden.
  • You'll struggle to get a 3 bed semi for 250k. You might be able to get an ex council in Moortown that estate agents like to class as Alwoodley.

You’ll be fine getting a 3 bed semi at that price!  They might not be on the fanciest streets but Horsforth, Cookridge, Headingley have 3 bed semis around that price - gardens aren’t likely to be big though.

we live under the flight path in Headingley so they come in to land over us, you do get used to the noise quite quickly.  There are plans to expand the airport so the noise will increase in some areas (plans got approved by the council the other week, it might be worth looking for them if you consider any of the ‘airport’ areas.

I would avoid living very close to the tarn or towards Murgatroyds, it would be louder there.  To be fair we don’t hear the planes In the main living areas at the front, however it’s a bit louder in the guest bedroom at the back. You can hear them still but we don’t mind an aeroplane once in a while. If you want complete quiet then maybe don’t chose Yeadon.

Viewing at different times in the day would be a good idea.

I miss hearing and seeing them. Also a 20min walk to the airport was nice.

I would also recommend Yeadon - lovely area with a high street and plenty of small businesses. Lots of restaurants etc.
I've lived here for 13+ years and never heard anything from the airport (although I live towards the bottom end of Yeadon).

The only disadvantage is the commute to and from Leeds City Centre which as someone said above is near 50+ mins in peak times. I would recommend moving to the where the 33/34 bus route is or closer to Guiseley train station.
