Potential Property in Consideration for Purchase - Boiler in Master Bedroom

Hi All, in a bit of dilemma - we like a house which meets most of our requirements but there is one potential cause for concern.
It's a 3 bed terraced house and the boiler is in master bedroom behind the cupboard. When viewing the property, the agent didn't show / disclose this and we only found out when we examined the cupboard by ourselves. Had a feeling that he was trying to rush the property viewing. It's a popular area and bulk viewings are usually common.
1. Are there any limitations to moving the boiler when it comes to terraced houses (1970s property).
2. The property is back on the market after the buyer chain collapsed (that's the stated reason) but we are suspect what could be the reason. Should i get an independent boiler expert to review the house and provide a quote before making an offer. I doubt the seller would do anything about this as they want to make the sale as soon as possible.
If we are not able to move this boiler to kitchen or another suitable area outside sleeping rooms, this would be a deal breaker for us.
Any thoughts would be appreciated.

    Have you identified another suitable place that the boiler could go?    
    Is there room in the kitchen?

    There is. behind the stairs.
    Only challenge is knowing whether it is feasible to move it in first place since the place in kitchen is on opposite wall to where it is installed right now.

    The only possible objection to a boiler in a bedroom is noise. All modern boilers are room sealed, there is no airflow taken from within the room, nor do the products of combustion exit into the room. Perfectly safe if the boiler is maintained properly.
    You can move the boiler to wherever you want, subject to the cost of rerouting the gas supply and the flue exit.
    No free lunch, and no free laptop ;)
  • My boiler was in Bedroom #2, where the airing cupboard used to be, with the outlet up and out through the roof.
    I had it moved into the attic after buying the house.

  • What's wrong with the boiler being in a sleeping room. No need to have the boiler going when you are tucked up in bed so no noise issues. It's quite common for boilers to be put in bedroom airing cupboards where the hot water tank used to be.

    I've turned down quite a few houses that had boilers in the bedroom in the past. I just think bedrooms are not the places for a boiler. There's the issue of possible carbon monoxide leakage whilst sleeping to start with. So, you're very wise to forget about the house if the boiler can't be moved to a more suitable place I think.
    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    Why would the EA need to explicitly open the cupboard for you? You found out where it was on a viewing.
    If you hadn't, wouldn't it simply be down to insufficient inquisitiveness on your part...?

    As for moveability, let's see the floorplan of the house...

    There's no inherent issue with having a boiler in a bedroom, and the vendors have clearly been quite happy with the concept for a period of time... How old is the current boiler?

    Is the place behind the stairs on an external wall?  As far as I know boilers have to go on an external wall if being installed or moved.

    Good point.I think in a terraced house there would be limitation. so i'll have to either put it in kitchen wall facing the garden if it can be done.

    8 years old. There is an inherent issue I guess. Everyone I've spoke to said either get a CO alarm / move but suggested it's not the ideal location.
