Having seen the floorplans, I'd be even more sure I'd want the end-of-terrace.
I'd also have long-term plans to rearrange the top floor. As I mentioned before, make the hearest-to-reach floor the one you need to visit the least. If you have to dash up and down two flights of stairs every time you need to fetch anything you've forgotten, that'll get very old ver quickly! There is no honour to be had in not knowing a thing that can be known - Danny Baker1 -

Just playing the devil's advocate for a moment, going up two flights of stairs a lot is good for your health.
No reliance should be placed on the above! Absolutely none, do you hear?2 -
Another vote for the end of terrace. Well worth the extra money I think, on every level.

Having see the floorpans I'd have to add my vote to the end terrace property. I much prefer the layout and it looks a lot different (and in my view interesting) to the standard, straight up and down, townhouses you tend to see. Also having a living space that leads out into the garden is much nicer, regardless of its positioning during the sunny part of the day. Love the idea of a roof terrace and balcony that can be useful spaces.
The ultimate decider for me would be how I want to live my life and use the space and having one less party wall attached brings its own benefit, that and the additional parking space is a definite plus. I'd certainly want to future-proof my choice and consider the longer term aspect and I would say a house with a larger footprint will be more saleable going forward.1 -

If you can afford the bigger house now, I’d go for it, I love the quirkiness of the shape, bigger outside space, and I prefer the layout with access to the garden from the living roomjackieblack said:apyabt said:£315k house

Cant imagine you’ll be sitting in the kitchen overlooking garden in mid terrace house?
We spend most of our time in the kitchen diner so for us the patio doors had to be in the kitchen.
Great for bbqs on those lovely summer evenings.0 -
Who would want a North facing garden? Most people love south facing gardens. Ours is south facing and today we had no heat on and the patio doors open and the sun was pouring in. We only have one North facing room (the office) and that’s a chilly little room.1

Not keen on the entire ground floor being in what is basically one room. But at least the pricier one has slightly more separation.2024 wins: *must start comping again!*1
