    The EA was trying to get exchanged on Tuesday but my solicitor only received my signed paperwork on Tuesday morning

    and you are complaining about the buyer delaying deposit transfer? When you have been equally tardy with transferring paperwork.

    I was under the impression you were 'ready to go'!

    Bit unfair has I only received paperwork on Thursday afternoon, that’s the purchase contract, Tr1 form, mortgage deed, amended tr1 for sales.
    i had to print them out get witness signed.RmSD Monday morning got to solicitor Tuesday morning.

    The whole of conveyance needs updating. Weeks of hard work goes out of window if the buyer/ seller change their mind for no good reason. They only lose the search fees, nowadays with no completion no fee solicitors, free mortgage valuation.

    It's strange your buyer is saying he can't find his solicitor's payment details, they are in the letter you get confirming instruction.  Bit risky emailing them.  Fingers crossed you get the 'happy to exchange' call in the morning.  
    He put offer in late September so may have lost his solicitor bank details. The EA this morning phoned me and told me to contact my solicitor to get him to email the buyers solicitor about 5th March completion. She said he has his finger on the button to pay the deposit as soon as my solicitor confirm the completion date.
    later on I told her what was that about and she said don’t know what happened there. Obviously she wants her commission so tells little fib to get things going. She reckons the buyer is 100% to go ahead with the purchase.

    our solicitor would not send bank details via email or accept them via email as email is not secure and is often targetted by criminals.  the letter states that we should call the solicitors to confirm the bank details before making payment.

    we had a recent sale that took a year as we had 4 buyers, 3 fell through.  when the buyer drags things out and you can't get a straight answer it can be very frustrating and it can be the buyer playing games and stringing the seller along.

    we could not agree a completion date as the buyer solicitors wanted to agree a completion date without agreeing an exchange date and we need to have a gap agreed between the two dates.  so it went round and round, with the buyer telling the estate agent we were going to exchange a few times and it just never happened.

    it eventually did with the 4th buyer and i found the whole experience very disappointing.

    Getting there slowly, the EA said the buyer texted her that he has paid the deposit. Not heard from the solicitors so still waiting for exchange. Fingers crossed

    Maybe, I’m sure right at the start the solicitors check 6 months bank statement, 6 months payslips,p60,id check.
