You can have a kettle or coffee maker and a mini fridge in the garden room/office so no need to pop back to the house for hot drinks. Toilet trips would still be an issue though.
I don't think having a garden room will necessarily add much to the value of the property but definitely would add to the desirability for many house hunters.0 -
Thanks everyone for your replies.The garden room is still very much in contention. As well now thinking about adding a small extension to the rear of the house.Will let you know what we decide to do!0

Mine is brick built, with power, sink and ensuite wc basically you're self contained unless needing a shower (which I might add someday) and was a big factor of why we went for it as a studio. If we ever sell, the next owners might prefer a bigger garden and just see the costs of pulling it down. So it's hard to say regarding value.0

I personally think if done right and well finished and maintained will give you a leading edge. Home working wont go away and people will want and work space that is separate from their home but also something that looks good but doesn't impact to much on their garden space.
Will it add value? Maybe and that is the only concrete answer you will get at this stage. Either way its an additional space, office, gym, bar, playroom it has many options and that is attractive and that could be the difference in someone offering asking price to someone paying and additional £5-£10k because they really want the house and the options it comes with.
I say go for it as you'll benefit in comfort and potentially extra value later on but make sure you do it right from the start.0
