Go for it. A good garden room is a massive + when looking at a house. We've been looking at houses for the past 18 months and a quality well built garden room was such a positive. Office, gym, man cave, lady cave, kids hangout room, cycling room, games room, garden bar....... The possibilities are endless.0

i'm not entirely sure what exactly a 'garden room?' is
Do you mean a conservatory?
Or summer house type thing in the garden?

I'd probably say go for it, it can be used for multiple things and something else to think about rather than added value is that it would make it easier/quicker to sell.
We moved into our new house 3 months ago but spent a lot of time looking at many different houses, it absolutely had to have somewhere to work that was a separate space.0 -
I love my garden room. It’s a bespoke insulated summerhouse, but it has proved it’s worth over the last few years. The new owners might not want or need it, but for us we do. Has it added value? Possibly. Has it worked for us? Yes. Would I get another one when we move? Probably.0

Couldn't you have a conservatory with a lightweight tiled roof?
Then you don't have to go outside in bad weather, toilets and tea making facilities on hand too. Id think that would be more attractive to potential buyers than a glorified shed.1 -
