This one seems to have the south-facing garden you prefer.... 3 bedroom semi-detached house for sale in Lynwood Way, South Shields, NE34 (rightmove.co.uk)
I've viewed that! Hated it, weirdly as it's similar. The main beds are attached to neighbour which was a big no.
I agree. I couldn't think of something I'd hate more
LOL, I have this, never again.

No comment regarding the sun but what size car do you drive? That looks like a Fiat 500 parked on the front and doesn’t look like much space for anything bigger?
Also is there a back door in the kitchen or is the only access through the doors in the living room?
I drive a hatchback Audi (not huge but certainly not small). They can fit two small cars on the drive (I saw it other day) so it will at least fit my own car.

There is no access to garden other than through patio doors in living room. Garage has back and front access but only from street side and garden

Personally I would never buy a house with a north facing garden.  You want to be able to sit out on a nice day and have a drink and catch some sun.  My house has a south facing garden and even with all this snow we have had beautiful sunshine today and my lounge and bedroom were lovely and warm with no heating on.  The heat didn’t go on until 4pm.

Or someone living there who hates rummaging around in a drawer or cupboard to get the right pan...

So I am moving soon due to an imminent sale on my place and I really like this house. It has one or two issues (nothing is perfect), the main ones being it's slightly away from the coast (I live near the seaside) and has a north facing garden. I've viewed it twice but due to weather can't get a grasp on the sunlight for it. The owner says they get afternoon sun on the second half of the garden (see photos) but I also realised that the living room is on the north side. Judging by what you can see, do you think it will get sun or will it be an issue moving forward?

https://www.suncalc.org/ is very good. You can see level of sun at different times of the year etc. I have a North facing kitchen and it's dark all day, do not like but only spend cooking and cleaning time in there so it's okay. New place is South, South East and South West aspect and the difference is astonishing!

    It affects your mood imo.

Room layout is critical. My house faces north but the living room is at the front so I also got the sun all day today and didn't need heating. The garden is larger than this one and as soon as the clocks go forward I get sun all day, except right outside the back. The garden is configured to accommodate this with a sitting area at the end of the garden as well as the patio. In the winter there is no sun in the garden but that doesn't bother me. It would be an issue if I had a conservatory as it would be bloody freezing in winter.
