Any covenant that applies to the original Title will apply to both the reduced original and the new title.The reason there is no TP1 guide similar to the TR1 guide is that a Transfer of Part is more complex and it is assumed (and advisable) you'll employ a professional.For Panel 12 of this form please see practice guide 62 on easements or contact a conveyancer for more assistance.

I have read practice guide 62. I have also tried to ask Land Registry, but they said the same as you. I am aware that for any new rights granted or reserved, there will need to be an application made for it on the AP1 and fee paid. It would make sense not to include the text of the old conveyance in box 12 of the TP1, as there is no application for this old deed it in the AP1, as it is already in existence. Only one line on the AP1, that's the TP1.
There will be no new rights granted or reserved, so I think I don't have to enter anything about dominant or servient land.
I also looked at another TP1 in my records, this was filed by our layers years ago. This TP1 included a piece of land with old right of way for someone else, and he didn't include the text of the old conveyance on the TP1 form. Incidentally, it took him 10 years to finally register the transfer (we had bought the land by handshake and money paid, the old fashioned way)
I would be very grateful for your comment, its rather heavy on my mind, try to get it right first time round. Need to file it before end of March,
