Sellers solicitor having problems regarding enquires

    Thought not! 
    That’s either a misplaced decimal point, you’ve misread it, or someone who’s not able to do storage. 
    As I said, we’re paying £72 per week for 4 bed house storage. 
    Coincidentally that’s £60!! + VAT per week😉

    Were all the parties concerned instructed properly at the outset. Delays are easily caused if valuable information isn't shared.

    The EA on my purchase did pass to the sellers solicitor the wrong person handling my file. For some reason he put a lady conveyancer who had left few months back. On my initial email to the EA I  gave the firms name butwas not allocated the conveyancer who was going to deal with my file. So the contract pack was emailed to the lady who had left the firm.
    This mistake was only found when I paid for the local searches and the conveyancer assistant said they can’t order the searches without the contract pack from the sellers solicitor. This mistake cost about 5 weeks has the contracts pack had to be emailed again.
    The sale side has been fairly smooth and signed contracts were sent weeks back and my buyer is getting impatient by the delays on my purchase.

    Yes maybe I’m bit harsh on them but they could have monitored the departed lady’s email or post. been awful with lack of communication.Also the conveyancer sat on replies to the enquires for a week before reviewing them. They still have not sent me the search results or emailed the contract and TR1 form which I have requested. Their reply is we will send out title pack and the relevant forms once we are satisfied with the enquires.

    Nope - when the conveyancer left the firm, the firm should have set up arrangements for her emails. Name away, it's the only way these Charlatans to will change.

    I’m feeling quite fortunate. We have a relative with a farm who bought two shipping containers about 18 months ago. Strangely at that time they couldn’t give them away, whereas now there is a worldwide shortage. We have been given one for nothing. I suppose at some point some wine or a meal out (remember them?) will change hands.

    Maybe the EA could have checked the correct solicitor/email address by telephone before sending through the memorandum of sale!  Would have saved 5 weeks for a 5 minute phone call.

    Teachfast, how about you name and shame the solicitor firm that has caused the huge chip on your shoulder?

    Why on earth would an EA check every time they send material through to a known email address?  Do you check every email you send every time?  Or just the first time?  That's ridiculous.  The responsibility lies with the person making the change - in this case the firm she worked for or her useless self before leaving it.

    I won't name and shame because it may compromise what looks to be some highly successful litigation.  You only have to watch these boards for a while to know it's endemic though.
