Hopefully you don't have direct contact. Let your EA take the stress.Slips36 said:
My house buyer is getting impatient having already returned contract weeks ago. I’m very worried and stressed.

I only speak from experience that its doable as I too am in the middle of a lockdown and pandemic, moved into short term rented last week and complete on the new house in March so yes its a bit of extra effort but is an option available if someone is that concerned about losing a buyer.badger09 said:

It can be done, but trust me, as someone who did exactly that and is now coming to the end of 4 weeks in temp accommodation, in the middle of a lockdown and pandemic, it is the opposite of easy!1 -
Short term renting is very difficult to find as most letting agents have minimum 6 months.
Add storage costs also I have wife and little girl. No family live near so I’m hoping the buyer will be understanding and wait 2-3 weeks.
According to the selling EA the sellers solicitor was unable to download the leasehold title deed for the garage. He was hoping it will be delivered to his office soon.
Im going to wait until Monday to see if he has it with him. The enquires were sent out on 6 th January highlighted the missing deed.

If you do that then you and the seller will have to pay twice for conveyancing, and your lender may not agree.0

Indeed, this was my plan until I was quoted £6000 plus VAT for one week of storage. Hoping and praying I can get alternative quotes as I am not a millionaire.badger09 said:

There are 2 title deeds for the house. The main house deed and the leasehold garage deed. I am sure the mortgage offer does not include the garage. When I gave details about the house to the mortgage broker I didn’t mention the garage which is situated behind the house on another road.
can I instruct my conveyancer to exchange just on the house?

I can't understand how this has happened to you. When you asked to view the property, did you see both the house and the garage? And did your mortgage lender survey look at both?£216 saved 24 October 20140

No when we viewed the house the agent didn’t show us the garage has it’s located behind the house and on different road. The house was tenanted and the garage was not part of the tenancy.
its a small garage and when we viewed the second time the agent didn’t have the garage keys and the owner lives miles away.

The mortgage lender only did online survey. No garage was mentioned and I have checked the offer details and there is nothing about garage.0

Are we allowed to name useless conveyancer and their firm?0
