    Terrible scribble and still over budget, but cheaper.  You can put the kitchen wherever you want,  but running it up to the retained pier and cladding would make it disappear.  
    The size of the extension can be tailored somewhat to the interior design.  Start inside and work out to get value for money.  
    Everything that is supposed to be in heaven is already here on earth.

    Would a garden room type building linked to the house via a covered walkway (to the utility room ?) be an option ?
    Personally, I wouldn't extend just 2m - Going as far as possible under PD won't add much to the overall cost of building.
