    Whenever I've sold a property, I've always conducted the viewings myself.  It's unbelievable what careful questioning of the viewers can reveal.  They tell the agent one thing, then tell you another.  Thinking in particular of their position and ability to proceed.  One of the agents I used actually offered me a job because they were so impressed by the amount of (truthful) information I was able to squeeze out of people.  Why do people have to be economical with the truth?  I don't know.  No-one benefits from it in the long run.

    If a house offers value there should surely be lots of other buyers in the frame if we are to believe what we hear about "demand" and "pent up demand" etc.?
