Works both ways. As I'm sure you realise.Cuddlybearman said:
Yes my solicitor has sent his solicitor one email way back in October - but then disappeared for 2 months. I only just had contact with them again in the last week now they have my paperwork sorted. Its a combination of shoddy customer service and nut-job people. I'm completely sick of the whole thing and wish i'd never even bothered starting the process. I can see this going south, getting to the end of the Stamp Duty Holiday which will mean i have to call a day on the whole thing and pay an agents and legal fee just for the pleasure of being stressed out for 6 months.JessJ23425 said:
Sounds very frustrating, on this point thought - how did that happen? Did your solicitor not speak to his solicitor for 3 months? If they hadn't received anything well before that I'd have been starting to worry a lot sooner.Cuddlybearman said:- actually he had never sent his paperwork back to the solicitor so they had done absolutely nothing for 3 months0 -
Did you see the paperwork for the undervaluation?0

My thoughts are that your estate agent has let you down here, big time. Sack them and go with another.
There certainly should not have been any renegotiation on the price without actual evidence of the down valuation.1 -
I had an issue with the vendor lying. They wanted a quick sale and didn't want to mess around with a chain, so specifically chose us as we were first-time buyers. We were waiting on them to instruct their solicitors so that the conveyancing could start, but they never did. I'd ask for updates from the estate agent weekly/fortnightly and every time I'd get another reason why they hadn't instructed - didn't know how to fill the property information form out, etc. After about 2 months they said that they'd finally instructed, sent the forms off, and that our solicitor would receive them in a few days. Obviously that never actually happened. After 3 months I had enough and said I want to know exactly what is happening. They took ages to reply but finally admitted they didn't have a house to buy, and were taking their house off the market.
I'm an honest person and like to keep people updated. We're buying a different house now and we've been in regular contact with the vendor, telling them what stage we were at, when we expected stuff to get done, etc. It's made the process a lot easier knowing both sides are decent, considerate people. It's just unfortunate when the transaction involves dishonest, and sometimes selfish, people.

Chances are it is real, and it is really a "valuation", not an "under-valuation" if no one else is offering?blue_max_3 said:Did you see the paperwork for the undervaluation?0 -
Don't think you understand - there was no valuation.................it was just made up to try and get the house price down because he could raise enough extra deposit. I dont really care as i'm not trying to make a profit i just want the new house so i could come down a bit to make it happen - but just tell me you're a bit short on your deposit and we'll work together on it. Why do they have to LIE!!!!!!!!Crashy_Time said:

Op, have you kept your buyer completely up to date of the situation? I would spell it out clearly to them so that they don't feel the same way as you do.0

Yes i've told them through their EA. I'm very lucky that they have no onward chain and didnt want to get out of their place until the end of Feb anyway - they havent given me any hassle at all.lookstraightahead said:Op, have you kept your buyer completely up to date of the situation?
