I had the attached flyer through the door yesterday, not unusual in itself I'm sure, though the first time I have received one. A part of me wants to call up to see what they offer, but I am loathe to waste people’s time deliberately and I really do have more important things I should be doing. However I wondered if any of the regulars on here had received similar and made contact to find out what would be offered? 75% of value? Less?

Most of the "fast house sale" companies offer around 75-80% of market value, so that's probably what you'd get offered.
They are a business at the end of the day. If you get a letter through the door that sounds too good to be true, it probably is.2 -

I had a bit of sport with one of these flyers a few years ago .
Called with my number witheld , spent ages asking questions about the scheme . Got vague answers about "we cannot guarantee the purchase price" etc
Turned out after my persistence about asking for the company full details that they were only an introducer for the actual company and on a referral kickback for each "mug" who signed upEx forum ambassador

Curiously worded flyer - note they're not actually promising to complete a purchase within a month, just that you'll have £250 "or pay your mortgage" until the sale completes. I wonder if that means e.g. sticking their tenant in the property while it's still owned by you (which is one of the dodgy schemes going around).2

In my experience not only do they offer less than 80% of the market value, their version of market value is the lowest price house that's sold in your area over the last two years.
It's not even worth the phone call.0 -

I'm going to sound very snobby now, but one of the things that struck me on getting it through the door was that we are in a very comfortable area with 100% owner occupation, most of whom are retired so I would assume financially stable (given they have retired from whatever vocation allowed them to buy here). Also pre-lockdown houses were typically SSC within 2 weeks to a month. So there will be a number of these Ethical Property Partners around the country, and the one in this thread classes themselves as an Investor, so will be seeking to make a return, following the company's mantra.
As a result, as others have said, you could expect below market value offers for the quick sale.

Because some people are, sadly, so desperate as to take up their offers. People who can't meet their mortgage payments, people with nightmare neighbours, people in run down homes without the capital to renovate, people who don't know of better options.Crashy_Time said:
