in the last two days i have called EAs to book viewings on properties which have sold/had offers accepted within 24 hours of going on the market to people who havent even viewed!
how can this be fair?
whats to stop these people making offers on a whole town of properties, holding onto them till they can make time to go and view and then backing out
i am so fed up, i am tempted to gazump without viewing lol

Many keen buyers have built a good relationship with EAs, pop into their offices to ask what's happening so that they are on first name terms. They often are given the 'heads up' and viewed before the listing has even been writtenGather ye rosebuds while ye may0

How do you know they haven't viewed? When I was looking on rightmove last year, if a property came up I'd ring the EA the same day. Maybe they got a viewing the same day it went online. They could already be on the EA's radar - "after we show you around that property why don't you take a look at this one which has just come on the market?"lillypoo said:in the last two days i have called EAs to book viewings on properties which have sold/had offers accepted within 24 hours of going on the market to people who havent even viewed!

It's not unfair. It's just high demand. I'm surprised the sellers haven't held out for other offers. A quick and high offer would imply they marketed the house too low.
What's stopping them is the EAs taking them seriously. That wouldn't go on for long without all the agents in an area knowing they were time wasters.

I can't imagine they'd take you seriously if you offered without viewing. If I was a seller I certainly wouldn't!i am so fed up, i am tempted to gazump without viewing lol1 -
EAs told me the buyers hadnt viewed and i did ring the day the properties appeared on right move1

There is a dire shortage of properties round me , very few have been listed since Xmas. Very frustrating for house hunters0

They may have viewed online. This was done during the frost lockdown,0

EA's will contact clients registered on their books before a property even hits Rightmove.1

Properties in high demand areas often sell before they are listed. My parents bought their bungalow that way as the agent knew it was exactly what they wanted. The agents often then still put them up on the list so they can then offer people who are interested some of the other properties available.Decluttering, 20 mins / day Jan 2024 2/21

I very much doubt that the same buyer is making various offers on various properties. EA will check that they are proceedable buyers (deposit, AIP).If they had offers accepted straight away im sure it was because the vendors were given an offer too good to refuse (i.e above asking price) and may be desperate to sell quickly too.The fact that you're attempted to gazump just because you think its unfair that others got in there before you just shows you're not a serious buyer. Being gazumped is horrible im sure when you do finally get an offer accepted on a property and have someone gazump you, you'll understand0
