We're renting a house that is for sale, what to do?

    And now with a text, we're being given 2 months notice. Is he on something? Is this possible at the moment?

    So our landlord is now saying that the buyers for the house we're renting is at the enquiries stage as we are for the house we're buying and that we need to discuss our moving out date. Our solicitor refuses to give us an exchange date before the enquiries are answered in full, and this makes my OH incredibly stressed. I should add there is no upper chain.

    When does the 6 month eviction notice come to an end? The landlord didn't even tell us when the house was sold, we only noticed it when a guy came to change the sign in front of the house from for sale to sold stc.

    Is he being unreasonable? Or are we being unreasonable to ask for more time before we exactly know?
    Have you even been served notice? if not, it's still 6 months. I *think* thats currently expected to change back to two months in May (That's only going by what i've read on another thread on here so someone may be able to confirm this) but that's still subject to change.

    If he hasn't served you notice yet though, and you're at the enquires stage, I would suggest that you have ample time to Exchange on your property, before you're facing eviction (even if the legislation changed to 2 months tomorrow, which it wont he then has to wait until mid-May before even going to the courts, then it'll take AT LEAST 4 months from then to get a court order, by which time you should be happily sat in your new home.

    You don't owe the LL anything. He's the one that's taken the risk of marketing the property to occupier-owners with you still living there.

    He also refuses to believe it's 6 months, we had to send him the news that it is. He never had renters before so I think that's why he really doesn't know how to deal with this.

    Jesus wept! I guess he manages it himself and doesn't employ an agent?

    For the first 6 months, there was an agent but after that none. We built the man equity of 40k and the way he is acting now is astonishing. It's not that we're trying to drag it out, I would love to move out because of the neighbours from hell and not deal with this stress on top of everything. But enquiries, I assume, can take weeks sometimes depending on the answers.

    Based on what you've said i'd say it's highly likely that even if he did get his act together and issue a S21 notice tomorrow it would probably be invalid. Just concentrate on your own house purchase and give him notice that you're leaving when you're good and ready (once you've exchanged). 

    Just check your tenancy to make sure you've got the notice periods correct etc. but if he's desperate to get the house back agreeing a mutual termination date on your terms *shouldn't* be a problem.

    Personally I wouldn't get too stressed with this clown.

    There is nothing he can do. It's 6 months, and even after the 6 months you still don't have to leave - he would have to get a court order than bailiffs which again would take months. 

    Just move out when your sale goes through. And let the landlord know when that will be, when you know.
    Thank you both, I am not that stressed really but OH gets very anxious in situations like this.
    He is trying to threaten us basically because he probably just wants his money, but the threat is baseless. The house is in the same condition when we started renting years ago other than normal usage, no rent arrears, nothing bad on our side really. And we used to love the landlord, but I guess when money is involved, we all change.

    I would stop helping him, the more mistakes, the longer you have.
    He is literally pushing it because he keeps calling and texting. I can understand his haste but it's getting annoying now.
