Advice on DS1 / Land registry forms

Hello. I’m looking for a bit of advice please. When I bought my new build apartment almost 10 years ago, the property development company I bought from paid 15% of my deposit (with me paying the rest) which I have to pay back by end of February this year.
I have had emails from the company, agreeing on the amount due and they have advised I need to complete a DS1 form for this and advised I go to a solicitor. When I have been looking into this online, I found the form on the GOV UK website, and also read an article that this form could be completed yourself - and if needed, could be “executed by a solicitor” for roughly £20-30.
I did get a quote from one solicitors when I originally asked them about sorting the DS1 form for me, and they have quoted £490!
This seems extortionate if this is something I can mainly do myself? Can anyone please advise on this?
Many thanks, Claire

It is for the development company, as beneficiary of the Charge, to submit form DS1. They may chage you a fee for ths as part of redeeming th mortgage.

    Details

Use this form if you are a lender as proof that a mortgage has been discharged (paid off).

The lender must execute this as a deed using the space opposite. If there is more than one lender, all must execute. Forms of execution aregiven in Schedule 9 to the Land Registration Rules 2003.

  • @greatcrested thank you for the info.
When I asked Harron Homes about this when I received their first email, they said it was my responsibility to sort, but I didn’t think that seemed right. I will contact them again, thank you.
