It's good you are getting feedback from people who know the area - but as for the general question as to whether a green space adjacent to a property is an issue, for me I'd say no. I wouldn't have a problem with that particular location, again - not knowing the area. The house is nice and a good size - so I would have it on my list to view for sure.
We've lived next to a local park/open space for over 16 years and aside from what others have said about the odd gathering of teenagers at night and kids playing football during the day, it really hasn't been an issue. Maybe we've been lucky in that sense, but I quite like having green space on my doorstep.0 -

A much better house in a better part of town.
Connells in Bedford really do like to over value to get the listing so if you like it then haggle hard - and they will the pressurise the vendor accordingly.
It's good in some ways that it hasn't be bought/sold in the last 25 years - any work seems it might be cosmetic. I would assume the garage (like most of this age) wouldn't fit a car. The bedrooms seem small, but if they are for children it may not be a deal breaker.
Being detached is a big bonus.
