Really, until the OP appoints a Conveyanceing Solicitor, pays the holding deposit, instructs the survey, shares evidence of funds (mortgage) and proof of ID (which EA's require for anti-fraud purposes), then the vendor seems quite reasonable in not considering this a serious offer and keeping the property available for further viewings.
Given that the OP will need to provide everything that has been requested, and assuming the OP is a serious buyer, why not just comply and get everything moving?

Can you clarify what you mean by "your conditions of purchase"?   It sounds very vague.

    It sounds very... something.

It gets me wondering if the issue really is the EA, especially given the reluctance to provide ID etc.
  • I too was utterly confused at the reference to PAs initially and like someone mentioned earlier, my first thought was problems with a secretary. I've been reading and posting on this housing  board for over 4 years (it was in fact the whole reason I joined MSE in the first place) and don't recall ever hearing the term 'property agent' before.

I tried to google the phrase 'Property Agent UK' and came up with loads of references to Estate Agents.  Nothing mentioned 'Property Agent'.  I've not heard the term Property Agent before the OP posted....
Unfortunately the OP, H.P.Bazza, seems to have got bored and gone away; a pity as this thread was beginning to entertain.

And why the semantic worries?  "PA" can mean "Property Administrator" among 237 other meanings according to the wonderfully pointless list at
    https://acronyms.thefreedictionary.com/PA
(but then it also can mean Pamela Anderson)

And before you say "I should get out more" - I am in a Tier 4 area, so ain't allowed.

You’re allowed to be out for exercise. No excuses. Hop to it.
No reliance should be placed on the above! Absolutely none, do you hear?

Yet "property agent" is not on that list...
