    I second the suggestion of the estate agent. Or ask your vendors to suggest a friend of theirs?
    Likewise, I will witness your signature if you're in South East London.

  • I've just been out to my neighbour to see if she'll witness my signature on the TR1.  Very sad to find dead goldfinches in her garden, the avian flu is in Northumberland.

    Hi, I am in South London. SW16. I also have a car so I can drive to a suitable meeting place. That would be so kind! I’m going to try with a high street solicitor next Monday and if that doesn’t work, and if you’re still happy to, I’d really appreciate you acting as my witness. Thank you.

    That ended well!  l was going to remind all to bring your own pens, gloves, masks and sanitiser, given the current London situation.

    To people saying there is zero risk of any comeback.... that's not strictly true. There is a minuscule risk that you will be called on by a court to verify that indeed was the person's signature and that you did witness it being signed.

    I realise this isn't a big deal but the point of having a witness is so IF the OP one day denies having signed the document, the witness can attest that they in fact did sign. 

    Anyway hope you got it sorted OP.

    the person who witness the signature is supposed to know who you are and so can verify that you are indeed the person who is signing the TR1 form.  if they don't know you, then they need to see your photo ID as proof that you are the person named on the TR1 form.

    we have this problem ourselves as our friends don't live near to us and we aren't friendly with the neighbours.  we ask work colleagues to witness our signatures but this can be a problem if we are on annual leave or when I am not working.

    as the signature can not be witnessed by a family member, it makes things more difficult for people who do not have a circle of friends close by.  i found that people who do not know you are worried about witnessing your signatures as alarm bells start to ring when they hear the word 'legal document'!

    as someone had already said, you could get the estate agent to witness your signature or pay for a high street solicitor to do so.

    Panel 12: This is the execution clause, where the parties to the transfer are required to sign the Deed. Each party is to sign the Deed in the presence of an independent witness. This individual should be totally independent, i.e. not a family member or anybody with an interest in the property. In addition, the witness should be over the age of 18 and should not reside at the same address as the party signing. The witness is to sign the Deed and mark their name and address in the space provided. The parties are not to otherwise mark or date the Deed, as this is filled in upon Completion of the matter, by the parties’ conveyancing solicitor.

    So the witness takes photos of the OP holding photo lD and also signing the form.
    Was also going to suggest OP's boss or union rep.
