To people saying there is zero risk of any comeback.... that's not strictly true. There is a minuscule risk that you will be called on by a court to verify that indeed was the person's signature and that you did witness it being signed.
I realise this isn't a big deal but the point of having a witness is so IF the OP one day denies having signed the document, the witness can attest that they in fact did sign.

we have this problem ourselves as our friends don't live near to us and we aren't friendly with the neighbours. we ask work colleagues to witness our signatures but this can be a problem if we are on annual leave or when I am not working.
as the signature can not be witnessed by a family member, it makes things more difficult for people who do not have a circle of friends close by. i found that people who do not know you are worried about witnessing your signatures as alarm bells start to ring when they hear the word 'legal document'!
as someone had already said, you could get the estate agent to witness your signature or pay for a high street solicitor to do so.
