It might be the layout of the 3bed deterring people? The dinning room includes an internal wall with an inside window. Also the bathroom is downstairs and after the kitchen. Not an ideal layout. I would likely opt for a 2bed with the bathroom upstairs (one sold on that road earlier in the year for 155k). Of course it’s only 2bed so hard to compare, but I’d choose that layout when looking to buy. It’s preference I guess.1

Not much you can do about the layout of 3 bed house, but the downstairs bathroom will put other people up as mentioned above.
The photo's aren't great, so changing estate agents might be a good move, or getting them to redo the indoor photo's.The lounge in the 3 bed house needs decluttering - that window seat with stuff under looks messy, as does the corner next to it. It could be a nice looking room otherwise. Same with bedroom 1 with all the stuff on top of the wardrobe, makes it look like there's not enough storage. The bathroom in the 2 bed also looks cluttered - can't you get all of the toiletries & stuff in the pink storage into the wooden cupboard ?Personally, I wouldn't bother re-decorating, the decoration looks OK & new buyers would probably want to put ther own stamp on it. I would sort out the holes in the wall in bedroom 2 though.
Having sad all that, it's usually the price - have you really looked critically at the other houses 'competing' with yours.1 -
The photos are pretty poor. On the 2 bed photos 6 & 8 I’m not sure what they are drawing attention to, almost like they have been accidentally taken. Photos 3 & 7 because of how they have been taken makes the rooms look tiny- I’m sure better photos could be taken. Photo 9 of the bathroom, is there a hard floor? If so remove the rugs for photo to be retaken and remove all of the toiletries, pink drawers and laundry basket. Photo 4 of the kitchen isn’t bad but there is a lot of stuff on the counters, I would remove the slow cooker, scales etc as you’re making it look like there’s not enough storage.1

OP, there is nothing so bad about the decoration that it would be a deal breaker for buyers. A de clutter is needed, which you have already mentioned as you need more space. If there is a way to make the space more sparse, try it. Like locking stuff away for photos and viewings. May be worth sprucing up the garden, though it’s the middle of winter. People who may be upgrading are possibly buying a garden for the first time and it could rally draw them in. Finally, drop the price if that doesn’t work 4 or so weeks in. Good luck.1

If your relationship with the neighbours allows it, I'd be tempted to offer to pretty up their garden. Just mowing that grass and a couple of hundred quid on some pots might make it look a lot better to prospective buyers of your place...SwipernoSwiping said:@davidmcn yes it does. As a buyer and seller in this current climate, both are ok. Price is a major factor for everyone, look at pricing in Jan.

I don’t know the area at all, so maybe there’s factors I don’t know about, but solely based on similar properties nearby I would say the 3 bed is priced too high.
