What's the issue ?
Just because the guy has bad manners doesn't mean to say that he won't make an offer on your house.
Get the EA to do their job, and chase this guy for a viewing. It should be the EA showing him around the house rather than you, anyway.
I know myself that I feel less hassled, and can be more critical, if the EA is showing me around, rather than the vendor0 -
I certainly wouldn't give them another chance. I'm a "one strike and you're out" kind of person. Not turning up for an appointment is just down-right rude and inconsiderate. My experience is that people who do things like this once will do it again and again - they're just that kind of person who doesn't give a toss about anyone else but themselves. To my mind there is NO excuse - they're showing their true colours. They could easily have phoned beforehand to cancel.
As to having to give them another chance in case they do want to buy it - I wouldn't. If the house is priced right others will come along. You are risking being taken for a mug time and time again by this person. How will you feel six months down the line when they pull out or threaten only to complete with a much lower price. They suck you down to their level.
I talk from 25 years experience in business and personal life. Very rarely do you find that giving someone the benefit of the doubt and a second chance after they mess you around actually pays off.0 -
I would give him another chance and judge when you meet him. He said he had to work late - well, maybe he is in a job where he cant just leave at a set time, for example my partner is a nurse, but if the nurse who is replacing her on a ward is late / sick etc she cant just leave, she has to wait for a replacement.
I always think you should give people the benefit of the doubt the first time.0 -
Play it by ear.
But, insist with your estate agent that if he makes an offer, that he shows them evidence of an agreement in principle from a mortgage lender (if he needs a mortgage of course!)
You would be surprised at the amount of timewasters out there who view properties without knowing how much they can borrow.

A brave call to make on the word of an estate agent surely? I mean maybe if you knew for certain that the viewer actually said what they claim, but I don't think the OP does know that.
I've had more than one agent lie to sellers about viewings that I have arranged, so would take anything they tell me with a pinch of salt.
Regardless, in the current market and at this time of year I think I would want as many people as possible through my door, potential timewasters or not.
Suppose it is just down to you how much you want to sell your house.0 -

Also, if the guy had a genuine reason outside of office hours, then it would be very difficult to let the vendor know. One of the many drawbacks of using an agent!0
