No reply from Solicitor in a week

  • Try the estate agent, they can often find stuff out!
    The Estate Agent have said they have contacted the vendor's solicitors and haven't had a response either. They don't want to hassle them.

    We have been asked not to contact solicitor (I was calling weekly) and That the solicitor will be in touch in the new year. We were due to sign contracts next week (21st) once all completions were done this week but because buyers local authority search was outstanding this is apparently now not an option. local authority search has returned but now my solicitor just doesn’t have time due to completions which need to take place. Keeping fingers crossed we can still exchange middle of Jan

    You do have two solicitors working on your case, which means that both solicitors have to liaise with each other to co-ordinate the two transactions so they complete on the same day.  It is easier when one solicitor is doing both the sale and purchase.  There is also an extra link in the chain when passing monies up on completion day, plus an extra CHAPS fee, and you could be waiting longer to get the keys, because of the extra money transfer.  

    If you are planning to complete in January, then it may be that the solicitors will want to agree a simultaneous exchange and completion rather than exchange now and complete in a couple of weeks.  If this is the case, it could be the reason they don't want to speak to you at this time, since they are extremely busy with other cases which are completing before Christmas.

    Solicitor A (sale) has been attempting to contact Solicitor B (Purchase) for 2 weeks, with no success.

    There's no need to exchange now.  Far too early. Not going to be a priority of other parties in the chain before the Xmas holidays.

    No, we're looking to exchange in the new year. But last I heard we were waiting for replies from enquiries. Vendor's solicitor says they have replied, a week ago. With such a deadline I'm just trying to get everything lined up and make sure there's nothing we need to be doing now...all I'm asking for is an update, it would take seconds. If our buyers didn't have en expiry date on their offer in Jan I wouldn't be remotely worried, i'd just let them get on with it.

    I'll take a guess that the update response would be along the lines of "we have received (partial) replies to enquiries which we'll need to review before proceeding further."  Whether they have time to do that before the Christmas break will largely depend on how many other transactions are more urgent than yours.  If you're thinking of exchanging/completing in January, my thoughts are that you are not their priority at the moment.  Sorry.

    That may well be the case. If they just replied to tell me that and let me know that we're still on track, that would be fine. It would literally take 30 seconds. In my opinion, ignoring numerous emails over the space of a week is just plain rude.

    Perhaps your constant micro managing has wasted enough of their time already.  Not as if there's any immmediate rush this very moment.

    No offence, but you have no idea what you are talking about.
    I'm not "micro-managing" at all. I have asked a couple of important questions and have asked him to contact my other solicitor, who needs to go through a few things with him urgently. He has also tried to contact him on numerous occasions, without success.
    There may not be any "immediate rush", but as soon as there is, i'm worried that we won't have the time to do everything...I'm just asking for an update and for him to get in touch with the other legal team. I really don't think it is too much to ask.
