Well Located House Not Selling. Wait, or What?

  • I went into this estate agent when I was down there.  I saw one of the young ladies in the photo,  she was lovely.  Some of the agents just came to the door and threw things at me - some wouldn't even open the door.  House hunting during a pandemic isn't easy.

  • A downstairs bedroom is not a bedroom imho.

    And the only bath is downstairs.

    I'd add that the schools nearby aren't very appealing - unless your kids are already going to one nearby, you'd be unlikely to move to that area for the schools unless it was one of the private/specialist/religious ones. It's not something you can change, but something to be aware of. Not familiar with the area, just looking at the ones rightmove list - almost all of them are badly rated by ofsted.

I worked on a school site where the Infants were CofE and the Juniors were non-denominational; the vast majority of children just moved from one to the other when they reached Year 3. No big deal.
    There's nothing particularly bad about the primary provision in the area, assuming one believes everything Ofsted writes. I agree the Community College looks less good.
  • I’ve had a very quick look and things that stand out instantly are that the house needs modernising so that will put a lot of people off. I think it would look better staged with furniture and the steps down to the garden aren’t very child friendly plus the garden if you can call it that doesn’t have grass for children to play, potential buyers are being reduced less and less. It’s clearly overpriced too or it would have been sold a long time ago

    I said the schools aren't good enough to be a draw, not that they're terrible. You can sell just about anything near a brilliant school. You said it's well located, but all the young families I know care about catchment areas more than beaches and town centres.

     Yes, if a school is rated outstanding it can be a draw, but that's harder to achieve in Devon coastal towns than, say, Purley. It can also change overnight to 'good.'  'Good' is still fine, but I appreciate some parents have hang-ups about scores and league tables. That's life.

    I'm pointing out like many before me that it's a confusing property - not great for elderly people, not appealing to people with kids (for more than just the layout), nothing to make it appealing for people with teenagers... If it had an excellent school nearby people might put up with the quirks, but it doesn't. That was my only point. 
  • Lots of potential I'm sure but with steps like that to the garden it would be a definite no as I have a toddler. I'm not sure if I am the only one but only look at houses where it would be easy for small children to go in and out of the garden in the summer etc if I was in the kitchen say

    It's clearly overpriced. Your friend is placing an unrealistic valuation on the position/view and overlooking how bad the rest of the house is. We did the same when we sold, I'm sure many sellers do that because they are blind to the faults that others see. We had lots of viewings, lots of nice comments, no offers. Dropped the price, sold.

    If they want to sell they will need to drop the price, that offer is telling them something. If they are happy to wait and see if someone is prepared to pay for the position/view then it could take some time. But they might get lucky. However, there are indications that the spike in demand is tailing off so they might be waiting some time.   
    Good advice.
