Or alternatively, the EA is the one to help keep all the vatious parts moving. There is no logical reason for them to be independently be giving stalling tactics, it just doesn't make any sense.FTB_Help said:Stop chasing the EA, cut out the middle man more often than not they're giving stalling tactics, if you have contact details for your vendor maybe drop them an email to see what the hold up is.
Try not to let you limited experience of the process cloud things too much.1

I'm in a pretty similar situation to you, except I've been waiting 8 weeks! My seller is chain free also, apparently has completed their paperwork and sent it to their solicitor, yet my solicitor, who has been good at providing updates on the sale of MY property, hasn't heard a peep from the vendors solicitor. I have my full mortgage offer, and surveys are all completed.
I suspect in my case it is because my vendor got sucked into Purple Bricks' offer of 'buy now pay later IF you use our online conveyancers'. I knew as soon as I saw the conveyancers that we were going to be in for a battle, and of course the estate agent with whom I have contact, won't bash the solicitors as they're linked to the company he works for.
I'm not sure the vendors know about the reputations of PB online conveyancers (and perhaps people have good experiences of them) but I'm very close to getting in contact with the vendors directly, despite them wanting contact to go through the EA.
Essentially I have no advice, just sympathy, for you!1

This happened to us. Our vendors solicitor sent the pack twice and it didn't get through the filters. Ended up having to post them out. Took over a month. Apparently it was well known to happen too 🙄Surrey_EA said:or D - The vendor's solicitors have sent the contract papers by email, with attachments. For some reason the email was scooped up by your solicitor's spam filter of some sort. It would hardly be the first time this has happened.

Yeah, our financing is all in place and we have an official letter, but so far no one from the buying side (including the EA) have requested anything. I could send it onward I suppose...AskAsk said:
have you got your mortgage application done yet? when we sold a flat, i told my solicitor not to send out the contract pack until the buyer had already had his mortgage application approved and a valuation date given.proformance said:
It was advertised and confirmed as chain-free, with the owners having no dependency on the sale of the property in questionThrugelmir said:
What's the position of the vendor with regards to an onward move. This will determine the speed of events. The vendor isn't going to incur chargeable time themselves with their solicitor until they are ready to do so.proformance said:
It's now been 16 days since the initial request from my solicitors to the vendor's, requesting the draft papers and my solicitors haven't heard a peep back.
Isn't it a big deal? It's the only thing in the way of progression at the moment. Financing is in place, searches are due to finish this week, valuation and survey are done.Thrugelmir said:
Vendors still might have their own agenda. Because you wish to move a fast pace doesn't mean that they do. (Not at the moment anyway). The lack of draft contracts isn't a big deal this early in the process.proformance said:

So I think it is blocking things now, no?

I agree with the notion that our inexperience could be giving us unnecessary jitters, but I am beginning to think the seller is getting cold feet, or perhaps DOES have an onward chain and perhaps the EA is trying to save face in his silence?Surrey_EA said:

Having said the above, if as the poster above says is a common occurrence, then maybe it's normal... But this type of thing i.e. emails getting lost in spam filters just doesn't happen frequently, at least in my lines of work, so it'd hard to wrap my head around.Drawingaline said:

To make matters worse, the EA is now on annual leave, although "has access to emails". But he isn't responding to me at all anymore.

No. Enquiries to follow once all the searches are back. Then you'll lose time over the Xmas / New Year holidays.proformance said:

i was told that the solicitors could not start the searches until they receive the contract pack. i am surprised to hear that you say the searches have been done. sounds too early for the searches to come back already?proformance said:

Nope. Searches can be done whenever you want, however, most solicitors prefer to receive the contract pack first to ensure the details are correct for the searches.AskAsk said:

I could order searches on the property that you live in right now if I wanted to waste the money doing so.1

Yeah, I naively listened to the EA's advice to step on the gas and get the searches done before waiting for contracts etc.
 Probably money down the drain . 1 . 1
