House A or B please

Same street,  perfect location for me.  Both houses came onto the market in September at £245,000
House A - partially renovated,  painted tbh and a crappy kitchen - north facing garden £235,000
House B - needs everything doing,  bathroom urgently,  south facing garden but not as big and a funny shape.  
£230,000

My friend thinks the south facing garden is worth £5,000 and the renovations aren’t worth a penny as I’ll redo everything within 12 months anyway.

    "Not as big and a funny shape" .. is that just the garden?  If so it just comes down to how much you like gardening or the use of a garden.  Entirely personal preference.

    I hate gardening with a passion.  It’s done nicely but I won’t keep that up.  I’ll have to get some one in at a later date to sort it all out got me.

  • B - as you seem to not be too fussed about gardening, something smaller and eventually landscaped sounds like it will suit you better. 
    Is the layout of houses identical?

    Almost,  I can copy the advantages of A into B at a later date if that makes sense ?
    The next question I guess is what to offer,  I know B had accepted an offer of £228,000 but that fell through.

    House B - even if you don't do the garden yourself, south facing is nice. Cheap/botched part renovations are really not much better than starting from scratch - might be some nasties hidden as well.

    What does partially renovated mean? Are you talking about £50k worth of work or £5k? Is it new services, or a new bathroom that you don’t like?

    I have a north facing garden. For me the most important factor is light inside the house not outside as I spend more time inside give  the climate. The living area faces south is lovely and bright all day and when the sun shines on a winters day nice and warm. People always comment on how nice and light it is. As for the garden it  backs onto another garden and given the size it is sunny all day in the summer so I  can sit and have coffee or lunch in the sun. It won't see any sun today but equally I won't be sitting outside!
    House layout and value of renovations are a big factor. Painting costs nothjng but what about wiring and the boiler? These alone could be worth 5k
