Grounds for complaint against surveyor?

    The ground rent issue is not a percentage question, but simply that £250+/yr puts it into a legally different category.

    If it’s over 250 it becomes an assured tenancy, which I’m aware of. But the starting ground rent is now £155 a year rising every 10 years with RPI, which most lenders would be happy with. It’s more the valuation issue at this stage. I’m going to see if I can get a copy of it. Surely the buyer should be told by default anyway so they are aware of any issues 🥴

    It won't be any more than a valuation - and you've had the number coming out of that. It's not carried out for your benefit - it's carried out for your lender's benefit, so that they have independent confirmation that the property is suitable security for their loan.

    Except... this surveyor's personal and professional opinion is that it is not. You can't say his opinion is categorically wrong - it's his opinion of the value, no more, no less. You may disagree with it, of course...
