Cash buyer exchange/completion same day

Just say no. I don't know anyone who has had to exchange and complete the same day due to Covid.2

I won't do it and always have at least a week 9usually 2 ) in-between exchange and completion .
I also won't complete on a Thursday or Friday2 -
some solicitors are pushing for this at the moment, but not all. in our recent sale, our solicitor was happy with 2 weeks and the buyer's solicitors were happy with a week, so we agreed on a week.
tell them you need at least a week to move.2 -
Watch out. There's folk all up in this thread talking about how exchanging and completing on the same day is the most wonderful thing on heaven and earth and must be done without complaint.Splatfoot said:Just say no. Just make sure everything is in order before agreeing to this. We agreed to break the chain and move in with family whilst our newbuild was completed. We were working on exchange early in the week/completion on the Friday. Because of difficulty booking house clearance/storage we arranged this a couple of days in advance of completion. As it was the buyers and their solicitor pushing for an early completion we mistakenly thought everything was in place. It was only when the buyers chased their solicitor they realised he was still waiting for some paperwork.

Bottom line is that only you can make the decision as to what's acceptable. Solicitor will rightly protect you but won't be accountable if matters then go awry should you go against their advice.choccy1972 said:Thanks for all the replies. They've been really helpful.2
