@spinspiral I’ve never known to date any structural engineers who submit BR applications, let alone a Full Plans application. It’d be down to the architect/designer/agent or even the client to submit the BR application, which would also include the engineers’ details. Especially if the proposals include extensions that would need to be illustrated on a BR application.0 -

Hi all,
We are in the process of buying a new home, we are keen to explore adding an extension to the garage conversion (doubled skinned walls), this would contain two bedrooms (one being another double for our youngest) we would then convert the current small 3rd bedroom to an ensuite to the master bedroom, so 4 bedrooms upstairs with one being an en-suite, few questions, does this seem a good investment? Also any rough thoughts to a cost of this work? (i know always hard)
Then just to throw into the mix, does anyone have any ideas how we could increase the size of the kitchen on the same footprint? Below is a pic of the house and the current floorplans..
We had also thought of knocking down the garage extension and creating a new two story (more wider to match right hand side) but assume this would be super costly!?

Hi both, yes I did post a different thread but with a different question, around finding out when the garage was built, I’m asking different questions now (have you read both?) hence the new thread, and I’ve used a similar photo with also floor plans, so to clarify new thread different and new questions, not sure of rules so hope this isn’t an issue?Thanks0

Drainage for the new first floor en-suite will be difficult, as all the current drainage is at the rear of the house.0
